Our client is a dynamic Australian developer, owner, and operator of modern land lease lifestyle communities designed exclusively for the over-50s. Founded in 2018 by two highly respected property leaders, the business has grown rapidly and now manages more than 20 thriving communities across NSW, ACT, QLD, and VIC.

 

The Role

Reporting to the Executive General Manager of Operations, this Portfolio Manager role is responsible for the day-to-day operational performance of a portfolio of lifestyle communities. You will lead a team of Community Managers, ensure consistent operational standards across the portfolio, and play a hands-on role in driving resident satisfaction, financial performance, and service excellence as the business continues to grow.

 

This is a newly created role in a fast moving and rapidly expanding business. The position is suited to a candidate based in the North Coast of NSW or South East Queensland, with communities spread in this region. The role will require regular travel between sites, as well as an expectation to be in Sydney for a short trip once every 4-6 weeks.

 

Key Responsibilities
  • Lead, coach, and support Community Managers to deliver high-quality operations and exceptional resident experiences
  • Oversee portfolio financial performance, including budgets, forecasting, arrears management, and reporting
  • Ensure compliance with relevant legislation, internal policies, and operational best practice
  • Act as an escalation point for complex operational and resident matters, including complaint resolution
  • Work closely with internal teams to improve processes, consistency, and service delivery across the portfolio
  • Drive initiatives that enhance resident engagement, satisfaction, and long-term retention

 

Skills & Experience
  • Background in strata management, property management, land lease communities, or a similar multi-site environment
  • Strong financial and operational capability, with experience managing budgets and performance outcomes
  • Proven people leadership skills with the ability to motivate and develop teams
  • Excellent communication and stakeholder management skills
  • Comfortable managing a diverse portfolio with regional travel required
