Our client is a leading non-bank real estate investment and credit platform with an established track record across Australia. They are seeking a commercially astute Portfolio Manager, Execution & Asset Management to support the continued growth of their national portfolio.
Reporting to the Head of Execution & Asset Management, you will take ownership of the full execution lifecycle across structured property debt and equity transactions. This role offers broad exposure across origination support, due diligence, financial modelling oversight, legal documentation, settlement coordination, and ongoing asset performance monitoring.
You will work across a diverse portfolio of investment opportunities, including:
- First & second mortgages
- Preferred equity and joint venture equity
- Distressed or special situations
- Residential, commercial, industrial, mixed-use and land subdivision projects
Origination & Credit Support
- Review and analyse property investment and development proposals across multiple asset classes.
- Oversee financial modelling relating to feasibility, cashflows, capital structures, and investor return analysis.
- Support the preparation of credit papers, investment submissions, Indicative Term Sheets (ITS) and Credit-Approved Term Sheets (CATS).
- Identify key transaction risks and participate in Credit Committee discussions.
- Lead end-to-end execution including diligence, documentation review, and settlement coordination.
- Work closely with external legal advisors, valuers, QS consultants, and lenders or co-investors.
- Ensure deal execution processes, internal frameworks and compliance requirements are adhered to.
- Monitor ongoing project performance, construction progress, feasibility updates, covenant compliance and risk metrics.
- Assist with investor reporting, including preparation of information memoranda and deal updates.
- Maintain accurate deal records, reporting dashboards and internal systems.
- Provide guidance and management of a team of Analysts, ensuring quality control and capability uplift.
- Build strong relationships with internal stakeholders, JV partners and external industry participants.
We are seeking a candidate with:
- 5–10+ years’ experience in property finance, investment, credit analysis, structured lending or related fields.
- Strong analytical skillset with deep understanding of financial modelling and feasibility assessment.
- Proven experience coordinating end-to-end deal execution, legal documentation and settlement processes.
- Excellent relationship management skills with confidence engaging valuers, developers, consultants and senior executives.
- Ability to manage competing priorities in a high-performance boutique environment.
- Tertiary qualifications in Finance, Property, Accounting, Commerce or a related field (CA/CPA advantageous).
- Exposure to sophisticated real estate transactions across the capital stack
