Are you an experienced property professional with a passion for delivering exceptional leasing results and creating vibrant residential communities? This is an exciting opportunity to join one of Melbourne’s newest premium Build-to-Rent developments and play a pivotal role in its leasing success.
What is Build-to-Rent (BTR)?
Build-to-Rent is an emerging and fast-growing residential sector where high-quality apartment communities are held long-term by institutional owners. Instead of individual landlords, residents deal directly with a professional onsite management team, enjoying consistent service, premium amenities, security of tenure, and a lifestyle-focused renting experience. BTR is reshaping the way Australians rent—offering stability, community, and elevated customer service.
As the Leasing Manager , you will take full ownership of the leasing strategy for a large residential BTR asset. You will drive occupancy, optimise rental revenue, deliver an exceptional leasing journey, and foster strong relationships with prospects and residents.
You will lead a small team of Leasing Agents and work closely with the assets General Manager and broader operational leadership team to ensure financial performance, leasing quality, and community standards remain best-in-sector.
- Execute a strategic leasing plan to optimise rental income, occupancy, and retention.
- Conduct property tours, open homes, private inspections, and drive enquiry conversion.
- Manage the end-to-end leasing journey, ensuring a premium customer experience.
- Qualify tenants, process applications, and ensure compliance with NSW leasing legislation.
- Collaborate with marketing to maintain accurate online listings and advertising.
- Monitor competitor activity and market conditions to inform pricing and incentives.
- Minimise vacancy days and achieve renewal conversion targets.
- Lead, coach, and support the Leasing Agent to deliver high performance.
- Maintain CRM and PMS accuracy and drive continuous improvement in processes.
- Provide insightful reporting to senior leadership and key stakeholders.
To be successful, you will bring:
- Local experience in property leasing or sales —residential, commercial, or retail.
- Strong financial acumen and confidence discussing pricing strategies and incentives.
- Exceptional communication and customer service skills.
- Strong problem-solving ability and a commitment to exceeding performance KPIs.
- High attention to detail, strong organisational skills, and the ability to multitask.
- Ability to build rapport with prospects, residents, and internal stakeholders.
- A valid National Police Check and working rights.
- Ideally a Real Estate Licence or Assistant Agent Certificate, though or client will support you getting it upon commencement.
