Build to Rent is reshaping how Australians live — and this is your chance to be at the centre of it. We're looking for a driven, commercially sharp Leasing Manager to lead leasing at one of Melbourne's most exciting new BTR communities. This isn't a maintenance role. It's a builder's role — for someone who gets energy from creating something from scratch, hitting targets, and setting the standard others follow.

If you've built a strong leasing career in residential property management, retail leasing, or co-working and flex space — we want to hear from you. BTR borrows the best from all three, and your cross-sector perspective could be exactly what we're looking for. Prior BTR experience is a genuine advantage, but it's not the only path in.

Reporting to the General Manager and the Regional Leasing Manager, you'll own the full leasing strategy for a premium iconic Melbourne apartment community — from setting rental rates and generating leads to converting renewals and building long-term resident relationships. You'll directly manage two Leasing Agents,  so your ability to coach and lead will be just as important as your leasing instincts.

 Lead and execute the leasing strategy — driving occupancy, rental optimisation, and retention

- Own the full leasing journey from first enquiry through to signed lease and renewals

- Conduct inspections, open homes, and private viewings that genuinely convert

- Manage, coach, and develop a team of two Leasing Agents

- Own the CRM — nurturing leads, processing applications, and vetting tenants

- Run competitor and market analysis to keep rents sharp and competitive

Partner with marketing, the GM, and Resident Community Manager on listings, campaigns, and resident amenity

- Ensure full compliance with Victorian residential tenancy legislation at all times

- Strong leasing background — residential, retail, or co-working/flex space all considered

- A demonstrable track record in occupancy, retention, and leasing performance

- Agent's Representative Certificate — mandatory. 

- Experience leading or mentoring a small team

High financial acumen — you're comfortable with budgets, KPIs, and leasing reports

Exceptional customer focus — you understand that a great leasing experience builds community

- Proficiency with CRM and Property Management Systems

- Valid National Police Check and working rights in Australia

Prior BTR experience is a significant advantage — but strong leasing talent from adjacent sectors is genuinely welcome
