- About the role:
My client is a leading Australasian property & infrastructure asset owner, with a portfolio valued at over $60 billion. They have had a long-term NZ presence through the ownership of significant retail, commercial & infrastructure assets here as well as recent property development.
They are now in the market for an experienced Facilities Manager to look after two significant assets in Auckland that encompass a large retail footprint with multiple tenancies.
As the Facilities Manager, you will be tasked with ensuring optimal tenant satisfaction through enabling the efficient, cost-effective operation and maintenance of all services within the nominated properties. The Facilities Manager will: - Manage the co-ordination of service personnel to drive plant reliability, sustainability and preservation of property assets. Safety and compliance of all services and systems, essential services, building structure and risk management form a key deliverable for this role.
- Be responsible for managing the building contractors and their performance in conjunction.
- Management obligations of this role include but are not limited to; soft services management, repairs and maintenance, procurement, capital works projects as required, tenancy delivery and stakeholder engagement.
Key responsibilities will include
Service Excellence – ensuring tenant satisfaction & maintaining high levels of customer service
Management of operating expenditure - cost-effective repairs and maintenance and assist in capital expenditure programme delivery
Administration & compliance/HSE - Schedule and chair monthly service contractor meetings and manage contractor performance against contracts & industry standards as well as use client systems such as Yardi, Rapid or Periscope to manage jobs & invoices
Facilities & Operations - Ensure timely completion of annual essential services inspections and annual certification of specified buildings in accordance with local authority requirements.
To be successful in this role, you will possess the following:- Educational Background: A tertiary qualification in real estate, property, technical/facilities or equivalent is preferred
- Professional Expertise: Proven understanding and experience within a shopping centre, commercial property, or similar environment.
- Hands-on experience delivering operational works, managing projects and day-to-day operations.
- Good computer skills, including administration, report writing, and clear written communication.
- Experience in using systems such as Yardi, Rapid Global, Periskope, and Microsoft Office (Outlook, Word, Excel) is an advantage.
- Knowledge of risk management in a property environment.
- Experience working with expenditure budgets (development or management).
- Strong verbal communication skills with the ability to influence outcomes.
- Understanding of building systems and financial processes.
- Proven ability to manage contractors and maintain positive relationship with all stakeholders
This is a great opportunity to join a major asset owner in a significant Facilities Management position. There will be occasional travel required on a weekly or fortnightly basis between their two major Auckland sites but the successful person will be rewarded with an above market salary, bonus structure and well above industry standard KiwiSaver contribution.
