With continued national growth, the business is now internalising its property management function, creating an exciting opportunity for an experienced property professional to step into a newly established role.
The Opportunity
This newly created Property Manager position is responsible for establishing and leading an internal property management service. Working across a diverse portfolio of neighbourhood retail centres, childcare facilities, QSR, service stations, land and office assets, you’ll act as the critical link between acquisition, development, and divestment.
The role will oversee daily operations while keeping assets in divestment-ready condition (6–12 months post-establishment) and play a key role in maximising returns, optimising outgoings, and driving tenant satisfaction. You’ll also coordinate with external agents on asset sales, supported by the finance and development teams.
You’ll report to the most senior heads of property - both highly experienced leaders known for their approachable and collaborative style.
Key Responsibilities
- Oversee daily operations across a mixed portfolio of commercial assets.
- Manage tenant relationships, lease administration, and handover post-trade.
- Act as the business’s in-house subject matter expert on outgoings.
- Prepare and manage outgoings budgets, forecasts, and reconciliations.
- Lead divestment processes: appoint agents, collate disclosure materials, and coordinate settlements (this will be internally supported, so don’t be worried if it’s a development area for you).
- Provide strategic property management input during the design and delivery phases.
- Ensure assets are presentation-ready and maintained to premium standards. You will have external ops support
- Experience in in-house commercial/retail property management experience(agency will be considered also).
- Demonstrated success managing diverse portfolios.
- Exposure to asset divestment and capital transactions(desirable).
- Strong knowledge of outgoings management and owners corporation frameworks.
- Commercially astute, collaborative, and confident building new systems and processes.
- Agents Rep or Full Real Estate Licence (Vic).
- Shape a brand-new in-house function from the ground up.
