This newly-created role sits within the Property team and plays a critical part in ensuring consistency, performance, risk management, and excellence across the national portfolio.
As Property Operations Manager, you will oversee a suite of key outsourced service providers to ensure delivery of high-quality property management services across the portfolio. You will be the central operational conduit between internal stakeholders and external partners, driving compliance, tenant engagement, service optimisation, and strategic portfolio initiatives.
This role requires someone who is commercially astute, highly organised, comfortable managing multiple priorities, and experienced in senior-level property management or operations within commercial real estate environments
Key Responsibilities

Manage and monitor core external service provider contracts, including Property Management Agreements, tenant survey consultants, risk consultants, and insurance partners

Act as the organisation’s key representative for all contract performance and compliance matters.

Lead regular supplier meetings, performance monitoring, and KPI reviews.

Oversee portfolio-wide risk management, collaborating with internal Asset Management teams and external property managers.

Coordinate annual budgeting processes at the property level.

Drive the annual tenant satisfaction survey and implement improvement initiatives.

Support strategic procurement, process improvement, and tenant engagement strategy development.

Work closely with Asset Management and Analytics teams to contribute to asset plans.

Draft internal reports, board papers, recommendations, and compliance summaries as required.
You will be a confident and proactive operator with strong communication and stakeholder-management skills. The ideal candidate will bring:

10+ years’ experience in commercial property, ideally senior property management, contract management, or asset-level operations roles.

Deep understanding of day-to-day property operations and service delivery standards.

Experience managing outsourced PM providers and ensuring alignment with performance expectations.

Ability to balance multiple priorities in a fast-paced environment.

Strong problem-solving capability and attention to detail.

Familiarity with MRI or Yardi systems will be advantageous.
- Tertiary qualifications in property, finance, land economics or a related discipline are preferred.
