General Manager – Facilities Management | Build-to-Rent & Co-Living

Are you a strategic Facilities leader ready to shape the future of one of Australia’s fastest-growing property sectors? Join a dynamic Property Management group at the forefront of the Build-to-Rent (BTR) and Co-Living revolution. With 32 sites across Sydney and Melbourne and a growth rate of 30% year-on-year , we are looking for a GM of Facilities to move us from reactive maintenance to a world-class, scalable FM strategy.
Based in their  Inner City Office and reporting directly to the COO , you will oversee a portfolio of over 2,000 keys, with plans to double that capacity within the next 3–4 years.

Role
As the General Manager of Facilities, you will move beyond daily fixes to provide the strategic blueprint for our growing portfolio.

  • Strategic Leadership: Define and implement the future FM service model, transitioning our operations into a proactive, "quiet strength" function that protects asset longevity.
  • Commercial Governance: Lead the "flight to quality" by consolidating vendor partnerships (e.g., streamlining cleaning and utilities) to drive efficiency and cost-effectiveness.
  • Team Management: Direct leadership of a dedicated team, utilizing Yardi (Maintenance IQ) to optimize workflows.
Who are you?
We are seeking a Facilities professional who balances technical building expertise with a sharp commercial mind. You don't necessarily need a BTR background, but you must have a proven track record in managing large-scale, multi-site portfolios.
  • Technical Authority: At least 5+ years in a senior FM role with deep knowledge of essential services, statutory compliance, and preventative maintenance frameworks.
  • Procurement Excellence: Demonstrated experience in tender management and contract negotiation, with the ability to manage high-level relationships with investors and landlords.
  • Change Leadership: A "builder" mindset—someone who can review current systems critically and design scalable processes ready for a 4,000-key portfolio.
