The Opportunity
A leading institutional real estate investment platform is seeking an experienced Asset Manager to join its Brisbane team on a 12-month contract. This is an opportunity to work across a high-quality office portfolio within a dynamic, performance-driven environment, with exposure to leasing strategy, asset repositioning, and capital investment initiatives.

The Role
Reporting to the Portfolio Manager, you will be responsible for the strategic and operational management of a nominated office portfolio. The role focuses on preserving asset value while driving income performance through proactive leasing, capital investment, and asset repositioning initiatives.
Key responsibilities include:
- Managing the performance of a commercial office portfolio to maximise income, occupancy, and asset value
- Overseeing external service providers including property managers, leasing agents, and consultants
- Leading leasing strategy and execution, including direct tenant negotiations, renewals, and vacancy backfill
- Driving asset repositioning initiatives, including refurbishment and workplace transformation projects
- Preparing and managing OPEX, CAPEX, and income budgets, including delivery of capital works programs
- Monitoring financial performance, incentives, arrears, and lease compliance across the portfolio
- Preparing asset management, board, and investor reports
- Supporting acquisitions, disposals, and valuation processes
- Building and maintaining strong tenant relationships, with a focus on tenant retention and engagement
You are a commercially astute Asset Manager or General Manager with strong experience in office asset management, underpinned by a deep understanding of leasing dynamics and tenant demand drivers.
Your background will include:
- Experience in property asset management within an institutional environment
- Strong experience managing office assets, including leasing, incentives, and occupancy strategy
- Proven capability in lease negotiations and driving leasing outcomes
- Strong financial acumen with experience in budgeting, forecasting, and asset performance analysis
- Experience working with property and investment systems (e.g. MRI, Forbury, Cougar or similar)
- Well-developed stakeholder management and relationship-building skills
- Ability to manage multiple priorities in a fast-paced environment
- Strong analytical and problem-solving capability, with a proactive, solutions-focused approach
