Job Overview

We are seeking a highly capable and commercially minded Construction Director / Licensed Builder to lead the delivery of residential construction projects across NSW, with a strong focus on medium-density and volume residential developments including detached homes, duplexes, and townhouses.
This is a senior leadership role suited to an experienced construction professional who combines strong technical capability with operational leadership, commercial acumen, and a hands-on approach to project delivery. The successful candidate will have extensive on-site construction experience, strong people management skills, and the ability to drive projects from pre-construction through to completion while maintaining programme, quality, and financial performance.
We are looking for someone who is not only technically competent, but also intelligent, solutions-driven, highly accountable, and capable of helping scale a growing vertically integrated development and construction business.
The role would suit an individual with a builder’s mentality and an ownership mindset — someone who understands both the operational realities of construction delivery and the commercial pressures of residential development.

Key Responsibilities

Project & Construction Leadership

  • Lead and oversee all phases of residential construction projects from planning and procurement through to completion and handover.
  • Manage multiple concurrent projects including detached housing, duplexes, and townhouse developments.
  • Drive programme delivery while maintaining strict control over quality, cost, safety, and construction methodology.
  • Ensure projects are delivered efficiently, practically, and in accordance with approved budgets and timelines.

Team & Contractor Management

  • Lead, coordinate, and mentor site teams, supervisors, subcontractors, consultants, and suppliers.
  • Build and maintain a reliable network of subcontractors and trades across multiple regions.
  • Foster a high-performance culture focused on accountability, quality, and problem-solving.
  • Assist in developing internal systems, construction processes, and operational standards as the business scales.

Commercial & Financial Oversight

  • Prepare, review, and manage construction budgets, procurement strategies, and cost control processes.
  • Identify and mitigate commercial and operational risks across projects.
  • Work closely with directors and project teams to improve construction efficiencies and delivery outcomes.
  • Contribute to value engineering and buildability assessments during design development.

Programme & Delivery Management

  • Develop and manage detailed construction programmes and sequencing strategies.
  • Proactively manage delays, supply chain issues, weather impacts, and construction challenges.
  • Maintain strong oversight of site productivity and subcontractor performance.

Quality, Compliance & Risk Management

  • Ensure all projects comply with NCC requirements, Australian Standards, WHS regulations, and company QA procedures.
  • Maintain high standards of workmanship, presentation, and site management.
  • Oversee inspections, certifications, approvals, and compliance documentation.
  • Identify construction and delivery risks early and implement practical solutions.

Stakeholder Management

  • Act as a key point of contact for consultants, certifiers, engineers, architects, councils, and authorities.
  • Provide clear reporting and communication to directors and senior management.
  • Maintain strong professional relationships with external stakeholders and project partners.

Qualifications & Experience

  • Minimum 10+ years of residential construction experience with significant hands-on site exposure.
  • Current NSW Class 1 Builder Licence (mandatory).
  • Class 2 Builder Licence highly regarded.
  • Bachelor’s degree in Construction Management, Project Management, Civil Engineering, Building, or a related discipline (mandatory).
  • Proven experience delivering residential volume builds, townhouse developments, subdivisions, or multi-unit projects.
  • Strong understanding of residential construction methodologies, sequencing, and site operations.
  • Demonstrated experience managing multiple projects, teams, and subcontractors simultaneously.
  • Strong commercial understanding including budgeting, procurement, cost control, and programme management.
  • Proficiency in construction and project management software platforms.

Preferred Background

We are open to candidates coming from:
  • Established residential builders or developers delivering medium-density projects; or
  • Smaller operations where the candidate has demonstrated exceptional capability, leadership, and ambition to grow into a larger role.
Experience working within a vertically integrated development and construction business will be highly regarded.

Working Conditions

  • Primarily in the office.
  • Travel between project sites required.
  • Exposure to active construction environments and varying weather conditions.
  • Occasional after-hours or weekend involvement may be required to meet project deadlines and operational demands.
