As the Project Director, you will lead the renewal of a major social housing estate, valued at $3-5bn.
  
Assignment Overview
  • Working for Homes NSW, part of the Dept of Communities & Justice cluster
  • To commence asap until 30/06/2026
  • Paying $1500-2000 per day + super
  • Located at 4 Parramatta Square, with hybrid working arrangements
  • A handover will be provided form the current incumbent

As the Project Director you will manage the whole project lifecycle, which is currently in the planning & design stage (assessing financial/funding strategies). The site has been identified, the DA process is in preparation, and the partner is secured, so the project is preparing for delivery. You will lead 10-12 staff multi-disciplinary staff, plus many internal and external stakeholders. This position reports into the Executive Director, Portfolio Development.
  

Key Focus Areas
  • Manage complex major estate renewal projects, including with development partners through Master Development Agreements, Project Delivery Agreements, Agreements for Lease, Planning Agreements, and membership of Project Control Group.
  • Lead, develop and manage highly technical, combined internal and external, diverse and specialised project teams delivering large scale major projects.
  • Work closely with partners to ensure the successful renewal of nominated projects, including communications and engagement, tenant relocations, placemaking, sustainability outcomes, and other development related matters in support of Homes NSW portfolio objectives.
  • Provide expert advice to Ministers, Cabinet and other government committees as required through high quality submissions and written and verbal advice provided through the Homes NSW CEO, Head of Housing Portfolio and Executive Director Portfolio Development.
  • Build and maintain relationships with cross government, targeted community and key public and private stakeholders to forge, secure, manage and deliver partnership opportunities.
  • Lead property development and advisory projects for a range of complex long-term initiatives involving multiple property types. Development can include master planning, subdivision ad rezoning of high value, high profile and complex sites.
  
Criteria
  • Seeking a minimum of 10-15yrs development experience across planning, risk management, financing/funding, property development and land use construction
  • Strong preference for residential and/or social housing experience
  • Experience working in (or with) government
  • Experience working in (or with) a Tier 1 developer
  • Ability to manage risks, track project performance, problem solve and build relationships with all key stakeholders
