Our client, a leading property investment and management firm, is seeking an Assistant Property Manager to support the management of a large-format retail portfolio comprising approximately six assets across Queensland. This role presents an excellent opportunity for a motivated property professional to develop their skills in asset and property management while receiving structured mentorship and career progression opportunities.

Reporting to the Asset Manager, the successful candidate will assist in the day-to-day management of the portfolio, ensuring operational efficiency, financial accuracy, and strong tenant relationships. This position will involve key responsibilities across financial administration, lease management, compliance, and reporting.

Key Responsibilities
  • Supporting arrears management and maintaining accurate financial reporting.
  • Assisting with budgeting, expense accruals, and quarterly reforecasting.
  • Reviewing, coding, and approving operational expenditure invoices in line with budgets.
  • Conducting tenancy schedule audits and ensuring compliance with lease terms.
  • Assisting with insurance and bank guarantee audits.
  • Preparing key asset management reports, providing insights on financial variances and estate matters.
  • Liaising with tenants to address day-to-day property management matters and enhance tenant engagement.
  • Supporting lease administration, including drafting tenant communications and coordinating lease-related documentation.
  • Assisting with market reviews, tenant renewals, and ensuring the portfolio maintains high presentation and operational standards.
Key Requirements The ideal candidate will possess:
  • A tertiary qualification in Property, Business, or a related discipline.
  • A minimum of one year of property management or administration experience, preferably within retail assets.
  • Strong proficiency in Microsoft Excel and Word; experience with MRI software is highly desirable.
  • A current driver’s license and access to a vehicle.
