Capstone is delighted to announce the appointment of Property Industry stalwart John Talbot to the Capstone Board.

John is the Non-Executive Chair of one of Australia's leading real estate service firms, JLL, and over the past forty years has held various strategic roles with the business spanning valuations, research, consulting, development, and capital markets.

An incredibly well-respected leader, John brings a detailed understanding of real estate markets and has an extensive network of industry relationships at a senior level. He will work closely with the existing Board and Capstone’s Property Division Nationally.

From December 2022 through to February 2023, Capstone Recruitment conducted a Talent/Market Insight Survey. Our survey results were compiled from data received from Industry professionals Australia-wide and focussed on remuneration, employment conditions, trends and other factors affecting our industry. The survey was well received by the respondents and delivered results far beyond our collective expectations.

DETAILS ABOUT THE 2023 SURVEY

The majority of respondents fall in the 35- 44 age bracket, and overall about 66% of were male. Over 70% of all respondents fall into the salary bracket of between $100K – $300K per annum. 73% of all respondents work in the private sector, 17% from the public sector and 10% categorised as ‘other.’

Capstone Expands Charity Partnership Program

Capstone is proud to announce that we have expanded our charity partnership program. As a part of our commitment to actively contribute to our community, we have formed partnerships with Bear Cottage and Cure Brain Cancer Foundation.

BEAR COTTAGE

Bear Cottage is the only children’s hospice in NSW and one of only three in Australia providing paediatric palliative care and an environment in which children and their families can receive the physical and emotional support they need at a time when they need it most.

CURE BRAIN CANCER FOUNDATION

Cure Brain Cancer Foundation is the largest dedicated funder of brain cancer research in Australia. Brain cancer sadly kills more children than any other disease in this country, and more people under 40 than any other cancer, but despite this, it is unfortunately one of the most under funded research areas when compared to other cancers.

HOW CAPSTONE IS INVOLVED

As a business we have committed financial sponsorships, extensive volunteer work, engagement in various challenges, regular fund-raising initiatives and generally doing as much as we possibly can to help. We will no doubt have some fun working with both these fantastic charities along the way.

Steptember Challenge

Capstone employees actively take part in the STEPtember challenge, walking a whopping 8,083,694 steps collectively across the month.

Capstone promised to donate $100 per person that walked at least 10,000 steps a day in September, with the winning team choosing which charity to donate to. Congratulations to Will, Hayden, Tory, Janice and Nick on winning the challenge!

Team Will chose Camp Quality, a charity who brings positivity, fun and laughter back into the lives of kids facing cancer. Their programs and services help families build optimism and resilience through community, education and fun. They assist children (0-15) dealing with their own cancer diagnosis, or the diagnosis of a sibling or parent, every step of the way.

Hamish McNulty, who will be running the series, retired from his position as General Manager of Cumberland City Council in August 2021 following a long and distinguished career within Local Government. Prior to joining what was to become Cumberland City Council, Hamish spent 14 years in Canberra and occupied several senior executive roles in the ACT Government. As well as working with Capstone as a Business Partner, Hamish also sits on the ARIC committee of Blacktown Council.

Here is what Hamish had to say on Rate Pegging.

I T’S TIME FOR RATE PEGGING FOR NSW COUNCILS TO BE ABOLISHED

In her latest published report on the audits of NSW Councils’ financial statements the NSW Auditor General noted that 44% of metropolitan Councils and 54% of regional Councils reported an outcome that was adverse to their published budget.

Even those Councils who are meeting their budgets are having to find savings to ensure their financial position can be maintained.

For many years there have been calls for rate pegging in NSW to be abolished. Rate pegging severely constrains Councils’ ability to raise revenue to meet ever increasing costs. In almost all cases Council’s costs are rising faster than the IPART rate peg. This situation has been exacerbated for 2022/23 with the IPART announcement of the base rate increase cap for Councils with zero population growth of 0.7%. Some Councils who are experiencing population growth are entitled to a growth factor of up to 4.3%. Of the 47 Councils who are entitled to a growth factor only 6 had agrowth factor greater than 1% and only 1 had a growth factor greater than 2.

It is quite clear that there is no Council whose cost increases in 2022/23 are going to be limited to 0.7% or even 1.7%. One Council I have spoken to recently reported that their costs will increase at a rate four times higher than the allowable increase in rates.

Most Councils would have prepared their budgets and Long Term Financial Plans on the assumption of a rates cap increase of about 2.5%. Following the outcry about the extraordinarily low increase the Office of Local Government issued a circular advising that IPART would accept and process an additional round of 2022-23 special variation applications from councils to allow for a rate increase of 2.5%.

When speaking to Councils one of their greatest concerns is financial sustainability. In order to improve their financial position Councils have two options – increase revenue or reduce costs. As highlighted above revenue for Councils is constrained by rate pegging with many Councils reluctant to bid for a special rate variation because of the impact of additional rates on their local community. Similarly, Councillors are reluctant to increase fees and charges for the use of Council facilities to arate that reflects the costs involved because they fear community members will not be able to afford to use the facilities. Innovative approaches to increasing revenue are also constrained by the Ministerial Investment Order.

While it may be possible to reduce costs on a one-off basis, it is not feasible, especially for smaller Councils, to continually reduce costs while maintaining service levels. This problem is exacerbated by cost shifting to local Councils by the State Government and ever-increasing demands for service from the community. While it is great to do more with less this situation cannot go on for ever.

It is unclear to me why Councils, which are subject to election of Councillors every four years, should have their revenue constrained by a rate cap. Surely it would be better if Councils could have an open and transparent discussion with their communities about the funding they have available, the range of services that can be provided and what the rate levels would be for various mixes of services. The Councils and the communities could then agree on the services they require and the costs they are prepared to pay for them. Like every layer of Government in the country if the community is unhappy about the performance of their Councillors, they have the opportunity to vote them out at the next election.

Councils need to be able to secure their financial future – it’s time for rate pegging to be abolished.

Energy is upstream from every aspect of the global economy. A shortage of energy workers means a slowdown in energy projects and production. That supply squeeze can affect transportation costs, retail prices, leisure, travel, disposable income and can spark rising consumer staples costs — all topics that have been acutely top of mind for consumers, businesses, policy makers and the media.

As our energy supply transitions to more sustainable sources, we add further pressures to the energy workforce. Altering the composition of skills needed and forcing us to reinvent our talent acquisition strategies. In the last quarter of 2021, 85% of Capstone’s Energy clients reported a skills shortage, (this is despite four out of five workers in the oil and gas sector indicating they would be willing to move to other parts of the energy industry) with the toughest hires across Grid, Project Development, Civil Construction and Commercial Management.

It has become evident that there is a shortage of the skills needed to make this transition, due in part to an aging workforce and a lack of training opportunities for new and emerging technologies. Couple this with an increase in clean energy investment and an ever-growing renewable energy project pipeline, the existing workforce has been promoted and stretched thin, with little to no thought given to the energy workforce of tomorrow.

International Women’s Day is a day to celebrate women’s achievements across the globe and to elevate visibility.

The IWD theme this year is to #breakthebias which is why Capstone chose to work alongside Plate It Forward for the day, a Sydney based charity who use the universal love of food as a force for positive, sustainable change for those who need it most.

Every week Plate It Forward donates over 1,000 meals to the local community, with 170,000 meals being donated since they started the movement. The team at Capstone helped to plate up this quality food while also learning to cook up a traditional Sri Lankan curry and a vegan Panna cotta!

Capstone Raise Over $6,000 For Charity

During the month of September, the team at Capstone walked over 10,000 steps every day, as part of an R U OK month initiative. We managed to raise over $6,000 for charity, with Capstone donating $100 for every person that completed the challenge (including family members!)

The team that walked the most steps chose which charity we donated to. Congratulations to Jonny, Holly, Glenn, Charlene, Adrian and Clea for winning, whose chosen charities were Beyond Blue and Black Dog Institute. The donation will help people across Australia on their mental health journey.

Capstone decided to do R U OK day a little differently this year. We felt that 1 day to focus on mental health wouldn’t suffice in the current circumstances, therefore we implemented initiatives across the whole of September.

Capstone started off with the September challenge – everyone in the business must walk over 10,000 steps everyday across the month. As a team, we managed to accumulate over 15 million steps, with $100 per person being donated to charity!

We also held an R U OK morning tea, fitness classes (on Zoom of course!) and a cook along class with Principal Consultant Palak Trivedi hosting.

Starting A New Job During A Pandemic

Leanne Morley, Director of Construction at Capstone, joined us this year on July the 5th, just as the second lockdown in Sydney started. It’s safe to say that Leanne’s on-boarding was a little different to usual.

We wanted to find out what it was really like to start a new job during a pandemic and so we sat down with her to discuss just that. Leanne also talked us through her career in the recruitment industry so far, tips on-boarding remotely and the differences she has noticed in the on-boarding process.

1: Firstly, tell us about your career and how you got started in the recruitment industry?

I left school and was accepted into a fine art college in Derbyshire. After a while I realised that art was more of a hobby for me and not a career, I started looking at alternative options with no real focus in mind. I ended up accepting a role working for a recruitment company in Nottinghamshire as a candidate resourcer. I worked my way up through the company eventually becoming the manager of the office before I accepted a role to work for a global recruitment company in Sydney. I spent eleven years working for this company in Sydney where I specialised in the construction space and eventually became the business director of this area of the business.

Recruitment has not only given me a career that I am genuinely very passionate about, but it has also provided me with life-changing opportunities such as the opportunity to move to Sydney.

2: Speaking as someone who has joined a business during a global pandemic, what differences have you have noticed in the on-boarding process?

I was fortunate enough to join a company that truly value their people, I was made to feel very welcome by the entire team from the outset. The whole team at Capstone has been a great support through a challenging time and I feel I can always rely on them. It is quite unusual and somewhat daunting starting in a business having not worked a day in the office or worked with any of my team members, but it has proven to be quite a smooth transition.

Every part of the on-boarding process is different pre-covid. From face-to-face interviews to first day procedures to meeting the wider team. Everyone has to be adaptable to an ever changing workplace at the moment.

3: What can a business do to make a new staff member’s joining experience as smooth and enjoyable as possible?

Have a plan!

Have a plan in place for on-boarding any remote hires. Not just for the first day but also for the first week, first month, and ultimately for the first six months.

Companies tend to have a six-month probation period for candidates, but candidates will also have a six-month probation period for their employers.

It can be more than just an operational plan. How can you integrate someone into your business without them being in your business? Weekly calls. Fun activities. Open and honest communication. Clear targets. Taking the time to talk to new employees on either zoom or a phone call (resist a quick email).

Over the last few months at Capstone, I have spoken to so many people across all our offices, that have just called to say “Hello” and get to know me better. I feel part of the team which is important to me.

4: In this sort of new normal we’re all adjusting to, what are some of the best technologies and tools available for people starting a new job?

Teams and ZOOM etc has completely changed the way we work forever. No longer do you have to be there in person to join meetings. It is now acceptable to have a completely remote working environment. In saying that, these calls/meeting tend to be all about business. Video calls for targets, business reviews, business plans, interviews. It is important to not forget the personal aspect that your new employee is missing out on by not being in the office. They are not able to truly get to know their team members on a personal level via business calls. I would recommend just a phone call for a discussion not work-related. A WhatsApp group for non-work-related messages. Team activities once a week etc.

Personally, I think it’s important that the personal touch remains in place as much as possible and is not totally overtaken by technology.

Finally, do you have any advice for those seeking to further their careers during COVID-19?

If you have been unfortunate enough to lose your employment during COVID 19, I would recommend using this time to update your resume and to make it as clear, concise, and tailored as possible. Ensure every role you apply to is relevant to your experience. Consider undertaking some of the free TAFE courses online to up-skill during these very difficult times. Try and limit dealing with 1 or 2 recruiters to continue that tailored response.

Considering a career change in a global pandemic can be quite daunting and it is not a decision to be taken lightly. However, continuing to work in a job that you may no longer enjoy or feel fulfilled in, as well as being in the middle of a global pandemic can also be very tough. If you are passionate about your career, have the resilience to work through what may be still some tough times to come then moving roles could be an option.

Even though we are in a global pandemic there are some very good, interesting positions available. The positive aspect is that these positions are not taken lightly by the hiring managers. These are real positions that a lot of thought and consideration has gone into before a company starts the hiring process, resulting in there being some great opportunities out there right now.

How Can You Avoid These 5 Interview Mistakes?

The interview stage is by far the most important part of the hiring process; it gives a candidate the chance to present their qualifications, skills and experience with their potential employer.

In this article, I will talk you through 5 common interview mistakes and how they can be easily avoided. Hopefully, this will provide a better understanding of interview etiquette, giving you the best chance of success.

1. Don’t be late – this may seem like an obvious one, but it happens more often than you’d think. Make sure you check your route the day before and give yourself ample time to get there. I would suggest leaving 20 minutes before necessary, that way you’ll have enough time to think of a plan b if the train you were planning on catching is cancelled.

If your interview is online, make sure you are online and ready 5 minutes before, with everything you need in front of you (water, pen, paper etc.). Being on time shows the interviewer that you are punctual and value their time.

2. Fail to prepare, prepare to fail – If a candidate is interested in a role, the likelihood is that they will know at least some basic information about the company and the job they are interviewing for.

Always research the business beforehand (what they do as a business, why they do it, their values, projects they are working on) and remember a few interesting points or facts that you can refer to during the interview. This shows that a candidate is genuinely excited about an opportunity.

3. Answering direct questions hypothetically – Rather than providing specific examples, candidates tend to speak in terms of what they would do rather than what they have done. This often comes from not listening to the question properly.

A great way to overcome this issue, is to answer questions using the STAR approach (situation, task, action, and result). Using a guide like this one will help you to prepare.

4. Talking too much – Interviews should be a conversation, neither the interviewee nor the interviewer should talk too much. Generally, the interviewer should lead the conversation and ask you questions, don’t feel like you need to fill the silence. Try to summarise your answers and stick to the facts, rather than going off on tangents that aren’t relevant.

5. Not asking questions – Turning up to an interview with no questions can be perceived by the interviewer as a lack of interest in the role/company. Always prepare questions before your interview. Questions around the culture, current projects they are working on, the future of the company and career development are all good topics and show you are genuinely interested in the opportunity. I would avoid asking about salary at the first interview.

Tips To Reduce Stress During Lockdown

Covid-19 is clearly a global pandemic, but so is stress and anxiety. Put the two together and it’s a heady combination. But there is help, here’s an excerpt from Beyond Blue’s article on ways to reduce and or avoid stress during lockdown.

‘’Stress is a common response to tough events or situations, and the coronavirus pandemic is an unprecedented challenge that is placing many of us under a lot of strain. Some stress is normal and stress itself is not anxiety or depression. However, severe and ongoing stress can be a risk factor for mental health conditions if it persists. During this worrying and challenging time, managing your stress levels should be a priority.’’

The tip below is an important one, especially if you live alone.

Do The Things You Enjoy

“Take your mind off your worries by making sure you allow plenty of time for enjoyable activities. This could include listening to music, reading, gardening, spending time connecting with family and friends online, making your friends care packages and writing letters. Try doing something creative or learning a new craft. Starting a project, like making a gift for a friend, can provide a goal to work towards and give you a great sense of achievement when complete.’’

Taking time out each day for yourself is key, even just taking a short walk can help reduce stress and clear your mind.

Geocon’s $1bn precinct in Canberra

It was announced on Wednesday that the third stage of Geocon’s $1bn republic precinct is being funded by MaxCap Group. The project, based in Canberra, will have 1,300 apartments, making it the largest residential development under construction in Australia. The project is on track to complete its second stage by mid-2021.

The third and final stage of the development (Nightfall) will have 22 levels, featuring 17 commercial and retail units as well as 334 residential apartments.

MaxCap ACT state director David Oudshoorn said. “We have confidence in the Belconnen, ACT location and positive outcomes for the Nightfall project by Geocon, Belconnen is recognised as an established locality in Canberra with key amenities available [including] recreation, employment centres, education, and public facilities.”

Geocon has a strong pipeline, with over 2000 apartments being released to market over the next two years.

Dexus & Mercatus $375m Joint Venture Deal

On Monday, Dexus announced that they were partnering with Singapore-based investment fund Mercatus Co-operative to acquire the globally renown office tower at 1 Bligh Street, Sydney for $375million.

With a 33.3% stake in the Skyscraper, Dexus is the investment manager in the joint venture and will hold 10% of the share, while Mercatus will hold the remaining 90% indirectly.

Dexus CEO, Darren Steinberg said: “This transaction demonstrates the ongoing strength of demand from international institutions for high quality Australian office asset exposure under Dexus platform management.”

Mercatus CEO Tan Ser Joo concluded “This acquisition is part of our strategy to diversify our portfolio and to generate sustainable long-term returns, we are honoured to partner with Dexus, one of Australia’s leading real estate groups, in our first direct real estate investment overseas.”

Dexus and Cbus Property developed the 29-storey 1 Bligh Street tower, which is anchored by blue chip tenants including Clayton Utz, Bloomberg Australia and the Commonwealth of Australia.

The settlement of the acqusition is subject to FIRB approval, with Dexus’s interest funded from existing debt facilities.

Dexus & AMP Capital $15.1 Billion Merger Deal

After six months of discussions, Dexus has entered into an implementation agreement with AMP Capital, ultimately merging the two property funds.

The Dexus Wholesale Property Fund and the AMP Diversified Property Fund, if merged, will own a $15.1 billion portfolio, consisting of office, retail and industrial properties.

“This merger delivers further economies of scale from management, procurement and leasing perspectives across the platform and is strongly aligned with our objective of being the wholesale partner of choice”. – Dexus CEO, Darren Steinberg,

DWPF fund manager Michael Sheffield said it was a “strategic fit with DWPF’s existing portfolio” providing additional exposure to premium real estate assets. “The ability to merge this portfolio in a cost and capital efficient manner enables us to create a combined entity which delivers strong benefits to investors,” Sheffield said.

The merger is subject to a vote of unitholders from both the DWPF and the ADPF, which is due to take place in late April.

Bunnings Pledge To Source 100 Percent Renewables By 2025

Bunnings have recognised the important part businesses have to play in reducing carbon emissions and addressing climate change by vowing to use 100% renewable energy within five years.

Bunnings’ commitment to renewables comes after the announcement last month made by parent company Wesfarmers that Bunnings, Kmart Group and Officeworks are aiming towards net-zero Scope 1 and 2 emissions by 2030.

Wesfarmers managing director Rob Scott said of the decision to accelerate the target “Wesfarmers has, for many years, managed its businesses with deep carbon awareness, and we take responsibility for improving the energy efficiency of our operations, transitioning to renewable power, investing in new technologies and working with our suppliers and customers to help them do the same,” Scott said.

“Today, we have announced clearer, more ambitious commitments, including net-zero targets or aspirations for all our businesses.

“It is important to highlight that action to reduce emissions makes good commercial sense. We see the opportunities to operate our businesses more sustainably as being completely aligned with our objective of delivering a satisfactory return to shareholders.”

Project In Focus: Central Park Public Domain

Central Park Public Domain has been named as a winner at the 2020 Landscape Architecture Awards. The urban precinct development by Frasers Property Australia and Sekisui House was hailed a “significant legacy project” that is “set to be enjoyed by Sydneysiders for years to come”.

The Sydney-based Turf Design Studio project was reimagined from the former Kent Brewery site (also known as the Carlton United Breweries or CUB site) into a mixed-use complex of 11 retail, commercial and residential buildings around a centrally located landscaped area.

The main public domain in the middle, comprising lawns, a pathway, artworks, seating, plants, trees, sandstone trims and heritage brickwork and designed in collaboration with Jeppe Aagaard Andersen, was also awarded the 2020 Green Good Design Award for Green Urban Planning/Landscape Architecture earlier this year.

The jury said “Central Park Public Domain is a significant legacy project, a distinctive and richly layered urban landscape set to be enjoyed by Sydneysiders for years to come. This new collection of spaces, in its scale and arrangement, materiality, historic references and pedestrian connectivity, deftly stitches new uses and forms together with the old city fabric and the memories it evokes. The outcome is a celebration of the public realm, reflecting this project’s careful execution, from masterplan through to staged delivery.”

Brisbane $260M Office Tower Under Construction

Construction is underway on a 15-storey commercial tower developed as a joint venture by Brisbane based Consolidated Properties Group and global real estate investment manager DWS .

The subtropical tower is designed by John Wardle Architects and Queensland based building contractor Hutchinson Builders has been appointed as the construction partner.

Expected to create 300 jobs during the construction process, the $260m office tower is the first new major commercial project since the start of the coronavirus pandemic.

In the development application, the architects wrote “The speculative nature of this building type means that it will host many different tenants over its life span. As a result, the spaces proposed here aspire to be both fundamental and common to the future workplace.

“Acknowledging the changing nature of work, this building accommodates and encourages the diverse conditions required to make an engaging and attractive working environment.”

“This break in the overall mass sets the stage for a highly social space. Featuring large overhangs and living planting, the outdoor room is both open to, and protected from, the external environment.” The podium façade will also be densely planted.

Completion of the development project is expected in the first quarter of 2023.

Western Sydney’s New Metro Locations Confirmed

The exact station locations for the new Sydney Metro – Western Sydney Airport project have been confirmed.

The 23-kilometre driverless railway line will service St Marys, Orchard Hills, Luddenham, the Western Sydney Aerotropolis and two stations at the Western Sydney International (Nancy-Bird Walton) airport.

The tender process has also started to deliver 10 kilometres of twin metro railway tunnels, with the call for registrations of interest.

Construction starts later this year on the project, which will support 14,000 jobs – including 250 apprentices – and inject billions of dollars to the NSW and Australian economies.

The new railway will link residential areas with jobs hubs and connect travellers from the new airport with the rest of Sydney’s public transport network.

Brisbane’s Newest Green Bridge Designs Revealed

Early works have started on Brisbane’s Kangaroo Point and Breakfast Creek Green Bridges with Brisbane City Council announcing they will invest a combined $257M into the local construction industry.

The concept design has been prepared by COX Architecture and Arup alongside Brisbane City Council and is aligned with the public consultation phase of the project.

Lord Mayor Adrian Schrinner has announced that work has been fast-tracked at the Kangaroo Point and Breakfast Creek bridges citing jobs and economic recovery as key drivers.

“We have fast-tracked these new bridges because they’re major job drivers, which is critical as we climb our way out of the coronavirus economic crisis,” Cr Schrinner said.

“Our city has sustained a brutal economic hit this year, but my administration is determined that we build for the future. This means we get people into work now and critical infrastructure projects like these bridges are how we do that.

“Kicking off this procurement process quickly is also about breathing life into the local construction industry and expanding supplier opportunities for struggling businesses,” Cr Schrinner said.

The project is expected to generate around 500 jobs to boost the economy.

Mirvac’s Sky Precinct Development Approved

Mirvac has received approval from Brisbane City Council for the next stage of its $1 billion Waterfront community, Sky Precinct.

Located alongside the Brisbane River in up-and-coming Newstead, the transformative project will feature a 25-level building, designed for homeownership that embraces Brisbane River and the city’s subtropical climate. Amenities include a wellness centre with a gym & yoga studio, a resident’s lounge with private dining and a rooftop 25-metre infinity edge pool with views over the Brisbane River.

Mirvac started developing its vision for the Waterfront Newstead masterplan in 2001 and has delivered the first three stages – Pier, Park and Unison, with development approval in place for another future stage, the Shore Precinct.

Mirvac Head of Residential, Stuart Penklis said the developer had proactively engaged with the community and Council on the design prior to lodging the development application.

“We are thrilled to now have approval to bring this exciting vision to life,” he said.

“Our focus has been on creating a building that will become a true landmark of the Brisbane City skyline and a lifestyle destination that does full justice to its prominent location, on the Brisbane River, with an array of amenity at the doorstep and just two kilometres from the CBD.

Starting A New Job During A Global Pandemic

Joining our business on March 16th this year, Luke Borg has navigated his onboarding experience during uniquely stressful circumstances.

As a new employee during a global pandemic, there’s a whole new set of challenges to overcome. However Luke found with the right attitude and a willingness to adapt to a rapidly evolving work environment, you can succeed and even thrive in your new position.

General Manager of our Melbourne business, Luke took time to sit down with us to discuss starting a new job during COVID-19, personal insights and advice for job seekers.

1. Firstly, tell us about your career and how you got started in the recruitment industry?

After starting out in the not-for-profit industry, I embarked on an overseas working holiday that went from 3 months to 4 years. My journey took me to South East Asia, Europe (based around the 2004 Olympics in Athens), Whistler, Canada before finally landing in London. I landed on my feet and found myself in a contract role working for Zurich Professional, selling professional indemnity insurance. It was a great place to work – high energy, high reward, and a tight-knit team that defined a “work hard play hard” culture. At the end of this contract, it is no surprise that a friend was able to easily convince me to pursue a career in recruitment. A journey that eventually took me back to my home: Australia. Hoping to have a job lined up before returning, I began interviewing for roles, choosing a sector to recruit for that I had a keen interest in – Property & Construction. That was 13 years ago!

2. Speaking as someone who has joined a business during a global pandemic, what differences have you have noticed in the onboarding process?

“When I tell people, I started a new role in recruitment on 16 th March 2020, they either laugh or sympathise! I’ve been in many challenging situations throughout my life and career, so I used my experience and common sense to “jump in at the deep end” and navigate the business”.

I was fortunate enough to join a highly supportive and people-orientated business, being embraced very quickly by the local and national team, which meant I had a lot of people to lean on. Besides the obvious differences of being remotely onboarded, I believe a challenging market really highlights the existing strengths and weaknesses of a business.

3. What can a business do to make a new staff member’s joining experience as smooth and enjoyable as possible?

It all comes down to having a plan and being prepared. I’m a huge advocate for having and providing a great onboarding experience. With data suggesting that a new hire makes their decision on whether to stay or not in their first 3-6months, the ‘onboarding’ needs to be viewed as much more than an employee’s first day or week. In addition to the operational set up, regular scheduled check-ins and introductions are important, with an overview to the business, culture, key people, and the ‘way your business does things.’

If remotely onboarding someone (which is quite likely at this time), think about all the things that a new employee might miss out on by not being in an office environment (think about the things we would learn by seeing and hear). Finally, take time to get to know your new hire – talk to them as often as you can (not just by email).

4. In this sort of new normal we’re all adjusting to, what are some of the best technologies and tools available for people starting a new job?

At the risk of sounding old, I still think the best technology to connect in the workplace is the phone or when possible, walking up and talking to a colleague in person. Perhaps that’s the extrovert in me, but face to face (or phone) interactions help build and strengthen relationships and create cohesive teams. Yes, tools like Teams and Zoom help bridge that gap but it’s about finding balance in the technologies you use and don’t use too many – seriously, they are all used to convey the same message at the end of the day…yes, I’m definitely sounding old.

5. Finally, do you have any advice for those seeking to further their careers during COVID-19?

This question in itself will make some feel uncomfortable. I mean who would choose to change jobs, besides those unfortunately forced too, in a market of such insecurity – right? Not necessarily…

“Whilst there may not be as many opportunities right now as there were prior to COVID19, the positions that are becoming available are good quality positions. Most have been through a comprehensive review process prior to being released, so you can rest assured they are real, stable, and business-critical”.

However, it is competitive out there! This means that you must be on your ‘A game’. Ensure each application is tailored to the role being applied for. Do your homework prior to an interview and ensure that you research things you need to prepare for a video interview in case you are unable to meet face to face.

And some good news for those of you looking to evolve your current role – you can still find opportunity within your business. As businesses either place a freeze on external hires or restructure their teams to better position themselves, they will look to existing internal resources to fill critical needs. Use this time to develop new skills, expose yourself to new areas, and position yourself for future progression.

NSW Build To Rent Sector Boost

New legislation set to be introduced on Wednesday will halve NSW build to rent housing project developers land tax.

The announcement comes after Planning Minister Rob Stokes said he was “determined to increase the availability and viability of the build-to-rent market in NSW”

Dr. Stokes said the build to rent model provided greater security for tenants, gave developers an incentive to ensure construction quality and the single ownership provided planners with more flexibility to change the zoning in future decades.

The new scheme, which will last for 20 years, is expected to boost construction and create jobs amid the COVID-19 recovery.

Multiplex To Deliver Subtropical Queens Wharf Oasis

Destination Brisbane Consortium has awarded Multiplex a landscaping contract for a huge public space renewal as part of the $3.6 billion Queen’s Wharf development.

As part of the transformation, there will be 300 trees and close to 20,000 plants added to the Riverline precinct, with a new playground and amenities also included. The Bicentennial Bikeway and Queen’s Wharf Road are also set to be upgraded.

Destination Brisbane Consortium Project Director Simon Crooks said “Queen’s Wharf Brisbane Riverline precinct represents a vibrant new public space along the Brisbane River’s edge, located between Margaret Street and the Victoria Bridge,”

“The Riverline precinct will have a distinctly south-east Queensland subtropical character and includes the landscaping of The Landing, a 6500 square metre green space that sits out along the river beyond the Riverside Expressway, soon to be completed by Probuild.” Mr Crooks said.

Stage one developments are due to open in 2022 and the project’s first residential tower is due for completion in 2023.

North Melbourne Urban Renewal Precinct

The City of Melbourne is welcoming feedback on Arden, a new urban renewal precinct in North Melbourne.

The mixed-use precinct known as Arden will transform a 56-hectare area into a new commercial and residential hub, which will become home to 15,000 residents and create more than 34,000 jobs by 2050.

With the new Arden Station at the heart of the precinct, the inner-city hub will be a new destination for Melbourne, creating ongoing stimulus for Victoria’s economic recovery.

Sydney Fish Market Transformation

NSW government has confirmed the $750million rebuild of Sydney’s historic fish market in Blackwattle Bay. The market is expected to be up and running in 2024, with construction work starting in August 2020.

The project is set to create 700 jobs and when operational it will provide a further 700 ongoing jobs through the opening of restaurants and bars, shops, wholesale and retail markets as well as a working wharf.

The Green Building Council of Australia will give a 6-star green rating as a result of the building’s sustainability features including advanced water efficiencies and solar electricity generation.

Planning and Public Spaces Minister Rob Stokes says, “Building the new Sydney Fish Market at the head of Blackwattle Bay is an incredible opportunity to transform an under-utilised area into a vibrant, accessible and attractive waterfront precinct”.

The project’s major construction phase is due to start in early 2021 with the tender process currently in progress.

$500m Transformation for Western Sydney

The NSW Government has announced a $500m transformation for Western Sydney. Four major rezonings have been approved as part of the Planning System Acceleration Program.

Premier Glady’s Berejiklian said it will “help create better-connected” and “more liveable communities” across Western Sydney as well as delivering new jobs and homes.

“Combined, these projects will deliver more than 2,000 new homes, inject $500 million into the local economy and create 1,000 local jobs during construction,” Ms Berejiklian said.

“This is about bringing new life and vibrancy back into these town centres and creating well-connected communities so more people can live closer to where they work.”

Pitt Street Over Station Development

The Department of Planning, Industry and Environment is welcoming feedback from the community on a new Bates Smart designed 39-storey residential tower above the Sydney Metro Pitt Street Station.

The proposed Pitt Street South tower will provide new opportunities for international students, professionals, young families and down-sizers.

A consortium of Oxford Properties , CPB Contractors and Grocon will deliver the new station and two new buildings above to form a vibrant new commercial and residential hub around Pitt and Bathurst Streets.

The Department’s Executive Director of Key Sites and Industry Assessments, Anthea Sargeant, said community input is a vital part of the assessment process and encouraged everyone to have their say on the Modification Application to the approved Stage 1 Concept and the Stage 2 State Significant Development (SSD) Application.

“If approved, the new 39-storey residential tower and retail space will be constructed above the station’s south entrance,” Ms Sargeant said.

“Our role is to assess the applications in consultation with the local community, government agencies and stakeholders so we are encouraging the community to share their views on this over station residential project.”

The development application for the apartment tower will be on public exhibition until 1 July.

This week is Men’s Health Week (15-21 June). It is all about promoting men’s health and wellbeing, bringing awareness of preventable health problems and encouraging early detection and treatment. Pressures balancing work and family life and worries about loved ones and their health are all currently exacerbated during the pandemic.

It is often the case that men are more reluctant than their female counterparts to seek medical assistance to deal with work-related mental health issues. Recent data shows 33 percent of Australian men list anxiety as their top personal issue, followed by 23 percent listing depression. As for workplace issues, 16 percent of Australian men put stress at the top of their list, and 10 percent listing career concerns as their number two.

Brisbane Metro Selects Construction Partners

Brisbane City Council has selected Brisbane Move, a consortium comprising ACCIONA and Arup to design and build the new Brisbane Metro project.

The visionary project includes the construction of a tunnel and the redesign and upgrade of Brisbane’s Cultural Centre area. It also expands busway network capacity and reduces bus congestion in Brisbane CBD.

The project is set to create more than 2,600 jobs and assist in Queensland’s COVID-19 economic recovery. Lord Mayor Adrian Schrinner said the new jobs would generate an “incredible flow-on effect” to the Brisbane economy.

“This is an exciting milestone in the progress of the Brisbane Metro. We have now chosen the Acciona-Arup consortium as the preferred tenderer and we will be working to have the contract finalised in the next few months” Cr Schrinner said.

Fernando Fajardo, ACCIONA Regional Director, expressed his delight at the confidence Brisbane City Council has placed in ACCIONA, and believes “the collaboration between the client and contractor will be a great benefit for the people of Brisbane, as another quality infrastructure project further advances Brisbane as one of the most liveable cities in the world.”

The Metro is expected to commence operations in 2023.

Major Tunnelling Works Begin On Cross River Rail

Tunnelling is underway on Brisbane’s Cross River Rail as excavation begins on the first part of the project’s Roma Street site. The 115-tonne roadheader tunnelling machine, which can excavate up to 50 tonnes of rock and soil per hour has started carving the station cavern.

The major project will create around 7000 jobs for Queenslanders, delivering much-needed jobs to the pandemic affected economy. The State Government also revealed Cross River Rail is pumping a critical $2.8 million into Queensland’s economy every day.

Queensland Premier, Annastacia Palaszczuk, said creating jobs and congestion-busting were main priorities for the project.

“Above ground demolition has also been underway for several months at the site of the new station – but today is a huge milestone for this project as we start tunnelling for the first time,” Ms Palaszczuk said.

“Cross River Rail will create more than 7,000 local jobs.

“This is just the beginning of the underground works, with 5.9km of twin tunnels and four underground stations to be excavated in total.

“That means more jobs and more economic stability at a vital time for Queensland.”

Victoria Cross Station Development Approved

The Victoria Cross Station development by Lendlease has received approval from the NSW Department of Planning, Industry and Environment. With construction due to begin early 2021, the project is expected to create around 500 jobs and boost the local economy.

The mixed-use design and precinct plan features a 40-storey commercial building with a 2-storey rooftop plant. Also included is a new pedestrian laneway, a three-storey retail building, a dining and entertainment hub as well as adaptive outdoor space.

Matt Mears, Managing Director of Development at Lendlease said:

“The vision for Victoria Cross is to create a world class integrated transport precinct, connected by Australia’s biggest public transport project, Sydney Metro. This project will create a new civic heart for North Sydney comprising leading sustainability practices to create a great place attracting global talent”.

Melbourne Approves Economy Boosting Projects

The approval of four major projects in Melbourne will provide a much-needed boost for the pandemic-hit economy.

Worth a total of $1.5 billion, the iconic development approvals have been fast-tracked by the newly formed “Building Victoria’s Recovery Taskforce”. The expert task-force has been assembled to help keep the state’s building and development industry running through the coronavirus crisis.

Planning Minister Richard Wynne said “We’ve put together an expert task-force to identify projects that can be fast-tracked through my department, so we have a steady stream of work going forward,”

“We know that the building and construction industry is absolutely critical to the health of the Victorian economy — both direct jobs and the supply chain as well”.

SOUTHBANK BY BEULAH DEVELOPMENT

The development by Malaysian-backed Beulah International will be Australia’s tallest building, reaching 356 metres high. The 101-storey twisting tower is to be built on City Road and will include residential dwellings, a hotel, commercial offices and a retail precinct. Designed by UNStudio and Cox Architecture construction is expected to commence next year and will be completed in around five years.

555 COLLINS STREET – CHARTER HALL

The mixed-use development by property developer and landowner Charter Hall will comprise 84,000 square metres of office space and 2,300 square metres of retail space across two stages.

Designed by architecture firms Cox Architecture and Gensler, the project is anticipated to boost Victoria’s building and development industry by generating more than 4,700 jobs.

52-60 C OLLINS STREET – DEXUS

Located at the Paris end of Collins Street, Dexus’s development of 52-60 Collins Street will deliver 35,730 square metres of Premium office space. The 26-storey Bates Smart-designed office tower will provide premium office accommodation.

EPSOM ROAD, FLEMINGTON – PACE DEVELOPMENT

The 15-storey horseshoe-shaped apartment building by Pace Development will sit adjacent to Flemington Racecourse. The design by ARM Architecture has a project value of $80 million and will feature approximately 300 apartments.

Effectively Managing Remote Teams During Covid-19

As businesses work to contain the spread of the Coronavirus, protect their employees, and adhere to government advice, more and more employees will work remotely or from home. This may sound like a good solution, and some may even prefer it. Others may find certain aspects challenging. For instance, some may find it isolating and miss the office chats, and some may find it difficult to motivate themselves while they continue to worry about what the future holds. Here are some tips from our Employee Assistance Program, Access EAP, to help manage and support your employees when working from home:

1.Communication is key

Communicate, communicate, this is key to ensure that working from home is successful. Communicate clearly the expected deadlines, tasks, and regular contact. Communicate that the channels are open so that employees let you know if they have challenges and ask how you can support them.

2. Routines

Create a structure for employees or encourage them to have a structure; this helps with focus and motivation. Allowing people to develop their own structure allows them to feel in control. For example, some people like to work early 6 am, and others prefer to focus on tasks that require concentration later in the day.

3. Set boundaries

Just because your people are working from home, they should not be “at work” or “on-call” for longer than their normal workday. Practices such as sending email/requests within business hours can assist with this.

4. Your home environment

Many organisations require that the work area has appropriate lighting and ergonomic positioning, not the bed or couch. Discuss what that means for the nature of particular work roles with your people.

5. Dress to impress

Encourage a “dress code” as this psychologically prepares people for work, putting them in the headspace for work. Relaxed, smart casual rather than pyjamas or tracksuits.

6. Measure success!

Ask your employees what they are working on and what their goal is for the day, this provides structure but also reassurance for both manager and employee

7. Take breaks

Model taking breaks away from the computer as you would at work, encourage proper lunch breaks and /or exercise.

8. Keep connected

Encourage connecting regularly with colleagues during breaks via phone calls, video, or facetime chats. It is important to talk about the Coronavirus but to keep to the facts. Encourage employees and colleagues if they are working from home to minimise their exposure to the news and media to certain times. Being alone and constant exposure will impact on employee’s wellbeing and needs to be monitored.

9. Face to face (virtually)

Have team meetings via video or teleconference. Video works particularly well as you can see each other and respond to verbal and body language cues.

10. Check in one each other

Depending on the team or individuals set up a buddy system where colleagues check in or support one another. It’s important to keep each other on track or help each other if someone is struggling. When employees cannot see each other they may feel hesitant to interrupt but it is important, so no one struggles on their own or feels isolated.

Northern Territory Invests in Battery Storage

In a joint announcement on Friday by Chief Minister Michael Gunner and Renewables & Energy Minister, Dale Wakefield, the Territory Government revealed their plans to build a $30 million big battery. The battery will help stabilise the Darwin-Katherine grid and reduce the amount of gas burned as “spinning reserve” helping the territory work towards their target of 50% renewable electricity supply by 2030.

Also announced was a new Household and Business Battery Scheme (HBBS) that will deliver a $6,000 grant for households and businesses to install a battery storage unit of at least 7kWh and reduce the amount of power they need to purchase from the grid.

Gunner said in a statement “Our new $6000 solar and battery grants will see even more Territorians choose the sun and lower power prices – and create more jobs,”

“Doing whatever it takes to save lives from coronavirus means throwing the kitchen sink at saving jobs and preparing the Territory for the rebound. I’m backing Territorians, solar and lower prices to get it done – we have a bright future if we all stick together.”

The Battery Energy Store System (BESS) is expected to pay for itself in about five years.

Onboarding New Employees Remotely

Onboarding of a new employee to your organisation plays a significant part of the success and retention of the hire. In our current climate, we are more than likely going to have a new hire join a business without ever having physically met them! But that should not limit the ability to successfully integrate your new employee, and nor should it be a reason to not hire them. Most employers have established on-boarding procedures, which for the best part can still be used. Luke Borg , General Manager & Director at Capstone has provided a helpful guide for you to prepare for your next virtual hire.

However, in order to build a success virtual on-boarding program, it’s best to understand what someone misses out on by not being in an office with their new colleagues.

Think about their ability to easily ask how something is done, and their ability to easily pick up on how things are done and what the acceptable company culture is.

Be prepared
You’ve invested and promised a lot in the lead up to your new hire starting, so as soon the individual has agreed to join you, start working on their onboarding plan…don’t leave it till the last minute.

Are you equipped?
If your new hire is working from home from day one, then you are going to need to understand what they are going to need in their home office and who supplies what. Think about what you have in the workplace at present, and what they will need to do their specific role. Employers will think about the obvious items like a laptop, phone and stationery, but you’ll need to ask the candidate (before they start) if they have a suitable internet connection, desk and chair (which needs to be adequately set up). Remember you will need to get this shipped to the individual prior, and whilst you are at it, think about including a welcome gift and any company branded merchandise you may have. I wouldn’t worry about business cards for now.

Go digital
Technology will be your best friend. There are so many great tools and services available to us – many right under your nose, but you may not have ever used them.

Have a plan
Onboarding is more than just getting your new hire setup and welcomed on their first day. You’re are not going to be able to be with them or watch over them every minute of the day, so this is where setting a plan for the individual to work through in their Day, Week, Month, and key probation milestones. Talk them through this and give them the opportunity to clarify anything. Preparation is key.

Pancho took the time to sit down with us as part of our Q&A Series to discuss his career, wellbeing and overcoming challenges.

1. Tell us about your career, and how you got started?

My sales journey started as a tennis player based in Florida at the world-renowned Hopman tennis academy, where I learned the importance of reading the opponent. I gained an understanding that each opponent was different and had to adapt my strategies whilst reading signals to execute my game plan to win.

These mental skills and thought processes that I honed I applied to my journey as a salesperson in my early twenties – selling insurance door to door, where I set a record of 100 policies in a week.

I’ve never stopped learning and I was able to sharpen my skills in psychology and negotiation, at places such as Harvard Business school.

2. What actions can people take to help overcome challenges they may face?
It’s important to find out the real reasons you want to overcome challenges.

3. What are some current trends that may impact well-being?

Accomplishing goals takes work and it’s good to set out knowing that. Overcoming immediate gratification will allow you to focus on hard work and persistence, which will pay off more in the long term. People see the trappings of success from professional sports stars and don’t realise the amount of work and sacrifice they have made willingly to achieve their goals. Ignoring social media is one thing that I can also recommend, as it seems to create a need that is unrealistic and can create dependency.

4. What 3 things can people do for themselves and their loved ones to be happier?

Keep things simple! As I mentioned earlier, if you have any goals write out 5 reasons why you want it and 5 actions you can take, and then choose one action from the 5 and do it .

“Always be grateful for the small things in your life. You don’t need to tell people about it or make it a big event but just being thankful for the ability to do things like buying a coffee, going for a walk, living in a great country like Australia, etc.”

Be optimistic and look for the silver lining in all challenges that you face. Ask yourself questions such as… what did you learn, and how will you change what you do? Most people don’t realise it, but we become fulfilled when we are striving for something and it doesn’t have to be money. You may want to be a good parent; you may want to help other people. When we contribute to others it makes us feel good about ourselves as well.

10 Tips For A Mindful Holiday Season

Mindfulness is the practice of purposely focusing your attention on the present moment and as we approach the holiday season, it is good to understand what the time means to you. Is it time to spend with loved ones? A chance to reset and relax? Or an opportunity for a tropical holiday?

Taking the time to understand what the holiday season means to you will help you to approach this time with care and consideration for yourself and for those you love and value.

Here are a few tips from our employee assistance program, Access EAP , for achieving the holiday season you want:

1.Respect difference

We are fortunate in Australia to live in a multi-cultural society often referred to as a “melting pot”. Be mindful of how different cultures and religions celebrate the holiday season differently. Even from one family to another, the ways in which the same holidays are celebrated may differ greatly. Use these opportunities to embrace diversity and exercise respect and tolerance.

2. The best things in life are free

Think back to your answers to the questions at the beginning of this article. How many of the things in your life you consider the most important are “free”? While there is a commercial emphasis on gifts this time of year, remember to also give time, love and care. Consider homemade gifts and gifts of experience. For example, many grandparents would prefer to have lunch with their children and grandchildren than to receive a gift

3. First things first

Although many go on holiday during the holiday season, it can often be very busy and not feel much like a holiday at all. Reflect on what you really want to do with your time and make sure to focus on your priorities like making memories with loved ones and getting rest. Try not get swept up into doing too much and end up feeling worn out.

4. It’s OK to Say NO Remember that you can say NO when you start to feel overloaded

You don’t have to complete every task before Christmas – January is just around the corner. Set goals of items to complete before the holiday and be kind to yourself if you need to re-evaluate those goals before going on leave.

5. Put yourself first No one else can rest you or walk you or breath for you

Only we can do this for ourselves. Make time to recharge.

6. Have some fun Never underestimate the value of a good laugh with friends or family! Having fun releases feel-good hormones, which allow us to feel good about ourselves and our lives. Choose your battles with care and look for opportunities to let loose and maybe even be silly

7. Moderation is the key to success

Pace yourselves and know your limits when celebrating. Eat and drink for enjoyment but not to excess. It may feel like a good idea at the time but you do not want to spend this special time feeling sick and tired.

8. Practice Mindfulness

Practice being present and in the moment. Enjoy a longer-than-usual morning shower or allow yourself to feel the pure exhilaration of swimming in the ocean. Truly taste your favourite foods and listen mindfully to the conversations you have with family and friends. It is easy to be distracted. Being mindful requires practice but it is well worth the effort.

9. Look out for others

Take time to consider others who may not have the comfort of close relationships in their lives. Do you have any opportunities to include them in your festivities? Perhaps can you make time to give them a call on a special day to let them know you are thinking of them?

10. Ask for help

If you feel overwhelmed or that you require assistance in coping with the challenges in your life, do not forget to ask for help! The holidays are about giving: Giving to others, giving of yourself, and giving to yourself. Take care. greatly. Use these opportunities to embrace diversity and exercise respect and tolerance.

City-Shaping Sydney Aerotropolis Plan Released

The Western Sydney Aerotropolis Plan has been released by the NSW Department of Planning, Industry and Environment.

The 11,200-hectare greenfield development will transform jobs, growth and housing for the area, with the connected Western Sydney International (Nancy-Bird) Airport at the core.

Offering a diversity of jobs across aerospace and defence industries, agribusiness, health, education, tourism and other sectors the Western Sydney Aertropolis aims to create a vibrant new community.

Planning and Public Spaces Minister Rob Stokes said the Aerotropolis will be Sydney’s newest economic hub and “will be a 30-minute city, where people live close to jobs, schools, health services and high-quality open space,” Mr Stokes said.

“With construction of the airport underway, we have a once-in-a-lifetime opportunity to create a brand new city, and we want the community to be part of the process.

“We’re getting on with the job of planning for a new city to make sure that land around the airport will be ready to build on well before the first plane takes off.”

Western Sydney Airport has selected Aurecon for engineering design services with a Lendlease and CPB Contractors joint venture chosen for the airport’s earthworks.

The A$5.3bn Western Sydney Airport will be built in four stages. When opened in 2026, it will be equipped to handle up to ten million passengers a year.

Last week Capstone were proud to co-partner with JobAdder for a live panel event featuring speakers from Mirvac, Dexus and NSW Public Works Advisory. Discussing challenges faced and solutions implemented in driving diversity efforts within their businesses.

The event was led by Capstone’s Managing Director, Nicholas Page , who said that diversity and inclusion is a broad and varied area and means different things to different people and businesses. Here’s what was discussed during the panel discussion.

Be authentic

Stuart Pearson , National HR Manager at Mirvac says being authentic as a company when it comes to diversity and inclusion helps to foster a workplace where others can be their authentic selves.

“Every organisation is unique and dynamic” Pearson explains.

“Ask your workforce and make meaningful changes” with a data-driven approach to promoting diversity.

Mirvac recently ranked #2 in the world and #1 in Australia for Gender Equity in the Equileap Gender Equality Global Report.

Think big and start small

Committed to increasing the proportion of women in senior leadership roles in the NSW government sector from 33 to 50 percent by 2025, the NSW Public Works are eager to measure the impact of diversity and inclusion.

“Find time to think about what difference you can make” advises Rebecca Fox, Executive Director at NSW Public Works Advisory.

“We are all seeking the same meaning in our work” and when it comes to Diversity in the workplace we need to “think big and start small”, Fox says.

The only way to know is to measure

“Measure, report, repeat” should be applied when analysing the impact of Diversity and Inclusion says Brooke Shaw , Dexus ’s Senior Manager Talent & Organisational Development.

An inclusive culture and successful diversity program doesn’t happen overnight, creation and implementation should be done “pragmatically” with a focus on “systematic change”, Brooke said.

Dexus was again recognised as an Employer of Choice for Gender Equality (EOCGE) by the Workplace Gender Equality Agency (WGEA) in 2019 and are committed to diversity & inclusion in all its forms.

Artificial Intelligence Tool For Real Estate Valuation

The UNSW Built Environment lab together with a range of government and industry partners in Australia are exploring the use of artificial intelligence (AI) systems in real estate valuation. The breakthrough could revolutionise the way real estate assessments are performed across the world.

With Australia’s property market valued at $6.8 trillion, this project will use research and data analytics to help homebuyers and investors make efficient and accurate land and property valuations with the use of research and data analytics.

UNSW Professor Chris Pettit, Chair of Urban Science is working with partners from industry and government to develop Value Australia. The plan features a suite of products integrating research, data analytics and artificial intelligence to deliver efficient and accurate valuations for a broad range of land and property types across Australia and overseas.

“There will be a public-facing version of the software using a map interface to show property values around where people live, which will take into account land values and the amenity of an area,” Professor Pettit said.

“It will assist in making data-driven decisions, such as the ability to explore rezoning options, determining the economic benefits of a development proposal, or even the location of important infrastructure, like new metro or light rail stations.”

Value Australia will produce a national suite of data and software products over the next three years.

Australian Businesses Best in World for Gender Equality

The top 100 companies in the world for gender equality have been revealed by Equileap , a leading data and insights organisation.

The international study evaluated 3,500 companies on 19 different gender equality criteria to establish the ranking. These benchmarks included gender ratio among all levels of the business, including leadership, equal pay and shared parental leave policy.

25 of the top 100 companies were located in Australia, including half of the top 10 companies, more than any other country.

The five Australian businesses in the top 10 were Mirvac, Telstra, Stockland, Origin Energy and Medibank.

Australian companies in the top 100 were Westpac, NAB, BHP, ASX, Suncorp, Transurban, Caltex, Commbank, Lendlease, AGL Energy, Fortescue, Qantas, ANZ, GPT, South32, REA Group, Challenger, Coca Cola Amatil, Dexus, Vicinity Centre.

Equileap said: “ Australian companies have consistently climbed in the Equileap rankings over the past few years and are now taking half of the top 10 spots. This can be credited to mandatory annual reporting on corporate gender equality and thorough gender audits facilitated by the Australian Government”.

$400m Liverpool Mixed-Use Precinct Development

A joint venture has been signed between construction and development group Built and Liverpool City Council . The $400m Liverpool Civic Place project will be located at 52 Scott Street and is set to transform the Liverpool CBD.

A development application for the masterplan designed by architect FJMT , was lodged last week. It provides new public spaces, community facilities and job opportunities with all the amenities needed to live, work, study & play all within the Liverpool CBD.

“Liverpool Civic Place will anchor and activate the southern end of the Liverpool City Centre through a mix of uses, providing new public spaces, community facilities and job opportunities for our growing city,” Liverpool Mayor Wendy Waller said.

This is a list of the components of the development proposal:

Subject to approval processes and obtaining development consent, construction is expected to commence in early 2020 and take two to three years to complete.

Q&A: Henry Wong, CEO

Progressing from an Engineering cadetship with John Holland in the 1980s, to being appointed the CEO of Lane Cove Council 14 years later, Henry Wong is now the CEO of Strathfield Council. Henry studied Law before pursuing a career in Civil Engineering, which has since taken him on a wonderful journey, both personally and professionally.

Henry took the time to sit down with us as part of our 10×10 Series to discuss his career, personal insights, and future industry trends.

1. Why did you choose Engineering?

I chose Civil Engineering because I was excited to see how infrastructure can transform, prosper and sustain economic growth. It can also improve public health and living standards and on top of that, I was good at it and so my passion for it grew over time.

I have witnessed a massive amount of infrastructure being built around the world from airports to water supply dams to metros and bridges. That was the impetus for a rethink about what I really wanted to do as a career.

2. Who was your first mentor and what did you learn from them that you still practice today?

Firstly, it was my Uncle Martin and Dad because of their work ethic and passion for perfection.

Uncle Martin gained experience working as an engineer on major infrastructure projects at a remote and frozen part of North Eastern China and was made the Chief Engineer while still in his twenties. He remarked to me recently,

“it was not just a story about engineering, it was also a story about engineers building the pride of a nation through their service to their country.”

My other life coach and mentor was my former boss Howard, who was a brilliant and trustworthy public administrator. Howard was a ‘can-do’ boss who got the best from everyone by challenging conventional thinking. Although he could give me a hard time, he also trusted me enough to advocate my judgment on some of the biggest infrastructure projects the council ever built.

Both Uncle Martin and Howard have a few things in common; valuing integrity, ethics, leadership and treating people and their issues fairly. Neither would ever ask someone to do something that they would not do themselves.

These are values I still practice to this day.

3. What has been a challenging project you delivered and what did you learn?

The building of the Manly Andrew Boy Charlton Aquatic Centre that was 10 years in the planning. Although the project was justifiable based on a solid business case, because of its capital-intensive nature we could not afford it until 2012 when the State government offered a low-interest loan to Councils to help us clear our infrastructure backlog.

The business case for this project was predicated on the projected Internal Rate of Return (IRR) that the operation would go to fund the project over its asset life, which in this case was 30 years.

Having an understanding of the life cycle cost of infrastructure is an essential skill of an effective Council CEO, as is patience, partnering and having a deep understanding of capital financing principles.

Another thing I learned was to be “shovel-ready”, as was the case with the coastal protection works at North Steyne, Manly. This was a shovel ready project the council built from 100% funding by the commonwealth during the GFC. The same funding source financed the public walkway upgrade between North Steyne and Queenscliff. In this partnership, our projects were bankable and met the commonwealth’s fiscal objective of keeping the economic multipliers going through infrastructure spending during the GFC.

4. You spent some time with the World Bank. Can you tell me about the program, and how your career experience offered you the opportunity?

The World Bank Group is one of the world’s largest sources of funding and knowledge for developing countries. They share a commitment to reducing poverty, increasing shared prosperity, and promoting sustainable development.

Based on my experience working as an engineer and a public sector administrator, a representative of the World Bank was referred to me with a request to train several cohorts of public officials from a provincial region of Indonesia.

The program I curated was grounded on the ethos my mentors taught me: ethics; integrity , and leadership .

In a series of lectures, I taught participants the use of spreadsheet tools to help them to develop capital budgeting models, how to use them to develop a business case for their projects and select the most beneficial projects from among available options. The goal was to prepare them for transitioning to administrative autonomy, allowing them to transform ethics and work cultures in their local staff.

From working with our Indonesian participants, I was struck with how well trained they were, their dedication to learning new governance concepts and their eagerness to become autonomous.

5. How do you get the best out of your team?

Because I am the product of lifelong learning, I appreciate how a lifelong learning ethos can enable a workplace.

“Empowerment without enablement is delusional. ”

Empowerment requires us to first unleash the latent potential through learning and development programs. This requires each member of staff to be given an equal chance to learn and acquire new skills and then a chance to succeed.

In the workplace, this means a commitment by the employer to provide learning and development opportunities to staff that gives everyone a fair and equal opportunity to use their newly acquired skills in practice. Once you have these new skills you can put them to good use through empowerment.

In my view, it is the duty of an employer to place their employee on a confidence-building journey by exposing them to things outside of their comfort zone and then supporting them to succeed. To encourage staff onto a journey that puts them outside of their comfort zone and helps them learn by osmosis and observation I use a problem resolution technique. By placing experts with non-experts into a multidisciplinary team, the environment creates the necessary conditions for questioning conventional thinking. In my experience, this approach to problem-solving achieves the best ideas in the shortest timeframe.

This was apparent recently with the rollout of the Strathfield Connector service. From the time of project inception, through business case justification, to market took less than 6 months.

6. Tell us about someone you admire and why…

I admire people most who are generous and resilient.

Among the people I admire are sportsmen and women who through practice, self-discipline, and pure dedication to their sports have honed their craft to a form of fine art.

In 2011, I was invited to the US Open of Surfing to watch the best of the best of the surfing world compete. That was where and when, through the optics of my camera, I met Aussie Sally Fitzgibbons and American Kelly Slater for the first time.

I said to myself, “wow, what these guys can do on their short boards riding on those southern Californian waves, is nothing short of sensational and inspirational”. That was the year I developed an interest in action sports photography, surfing and skateboarding in particular.

At a shutter speed at 1000th of a second and the camera clicks at 10 frames per second, you get to see from the photographs how intuitive these athletes minds and bodies work in concert in the dynamics of the ocean and on the wave they chose to ride on. Taking opportunities and calculated chances to score extra points, reacting in a fraction of a second to produce killer moves from rehearsed and honed skills developed from practice after practice, failures after failures, to master.

I admire Kelly because of his generosity and for his “aloha” spirit. Kelly has great respect for the environment and the ocean in particular and is just a nice guy, as well as a local of the Northern Beaches of Sydney.

The Sisters Digging the West Gate Tunnel

4,000-tonne tunnel boring machine, Bella has taken the next step to start tunnelling for Transurban ‘s $6.7 billion West Gate Tunnel project.

Last week, Bella’s cutterhead was lifted into the launch site and is now being attached. When assembled, Bella is 90 metres long and 15.6 metres in diameter – as tall as a five-story building.

Together with her sister TBM, Vida, they will start their journey at the northern portal in Yarraville and move south-west towards the southern portals in the West Gate Freeway near South Kingsville. Work will start on the 4 kilometre outbound tunnel first, closely followed by the 2.8 kilometre inbound tunnel. The longer tunnel will take around 18 months to dig.

How do TBMs work?

These machines use the latest tunnelling technology and are custom designed and built to suit ground conditions in Melbourne’s west.

The TBMs will use their giant cutting heads to burrow through soil and rock, while progressively installing a watertight concrete lining behind them to create the new tunnels.

Why are the TBMs named after Bella Guerin and Vida Goldstein?

Naming digging equipment after women is a tradition that dates to the 1500s when miners prayed to St. Barbara to keep them safe underground. Tunnelling tradition dictates a TBM cannot start work until it has been given a female name, a sign of good luck for the project ahead.

Bella Guerin was the first woman to graduate from a university in Australia in 1883. Guerin went on to obtain a master’s degree in 1885, took up a career in teaching and campaigned for women’s rights and anti-conscription during World War I.

Vida Goldstein started her campaign as a young woman, helping her mother, Isabella Hawkins; a suffrage campaigner from Victoria. Goldstein was instrumental in getting equal rights for women, helping win the right to vote for Australian women.

Once complete, the West Gate Tunnel will cut travel times from the west by up to 20 mins with the tunnels connecting the West Gate Freeway to the port, city and Citylink.

Construction of the West Gate Tunnel will be finished in 2022.

Tips for Everyday Mindfulness at Work

In an age of constant connectivity with endless digital distractions, being present and mindful at work is arguably harder than ever.

Mindfulness is paying attention to the present moment in an accepting, nonjudgmental way and is a simple practice available to all. It has also been shown to decrease stress, increase productivity and efficiency, and help you to form better connections with your co-workers.

Here is a quick reference list from Access EAP of some activities that we can do whilst at work, to develop our mindfulness practice:

1. Do one thing well

Multi-tasking might sound high-powered but studies show that it’s ineffective. Switching gears repeatedly from one task to another, trips up the brain and inhibits focus on any one of them. Focussing on one task at a time generally improves your productivity and accuracy.

2. Make time during the work day to be “present”

Chances are, you already do this and don’t even realise it. Remember all those times you have been concentrating hard on a work-related task and not heard your mobile ring? That was you being mindful and present in your moment – with purpose and without judgment.

3. Practice mindful eating

If you take lunch breaks, try taking a few bites of your meal mindfully without distraction. There are studies linking weight loss when we allow ourselves to be aware that we have eaten and are satisfied.

4. Choose to start your day purposefully rather than letting the day start you

Once you have sat down at your desk, spend a few minutes noticing your breath and concentrating on its flow – with your eyes closed.

5. Be present when interacting with a colleague in a meeting

This may mean allowing yourself to focus fully on the message of your colleague and not getting distracted by other sounds in the room.

6. Walk between meetings /clients

Don’t do emails or texts. Feel your feet on the floor, the air on your skin, smile at passers-by, take the opportunity to chat briefly with a colleague rather than running into them in the corridor as you text!

7. Start and end the work day by “returning to the breath”

Spend 10 minutes focusing on breathing is a great way to centre yourself for the day ahead or to draw the day to a close.

8. Better together

Find other workmates interested in mindfulness and practice together. There may be an unused room that could double as a “Wellness Room” or meditation space.

9. Reminders

Tram testing extends to Circular Quay

The Sydney light rail marked a historic moment in the CBD with the first tram visiting Circular Quay this morning as part of the tram testing.

Premier Gladys Berejiklian declared recently that the “light at the end of the light rail project is here” .

“To build this project in the heart of the busiest street in the nation hasn’t been without its challenges but I’m really, really positive about the outcome,” she said.

Once complete, the CBD and South East Light Rail 12km route will feature 19 stops, extending from Circular Quay along George Street to Central Station, through Surry Hills to Moore Park, then to Kensington and Kingsford via Anzac Parade and Randwick via Alison Road and High Street.

The new trams will be able to hold up to 450 passengers and have the capacity to move up to 13,500 commuters per hour during peak times.

Sydney’s light rail line is set to be opened in stages with the first trams expected to begin carrying passengers from Randwick to Circular Quay in December 2019.

East Queensland’s Largest Infrastructure Project

A contract between the Queensland state government and CIMIC has been signed for the Cross River Rail project in Brisbane.

The Pulse Consortium will deliver tunneling works, new underground stations and ongoing maintenance services for Cross River Rail. CPB Contractors will deliver the design and construction in a joint venture with Ghella , BAM International and UGL . UGL will also provide maintenance services for the project over 24 years.

The $5.4 billion Cross River Rail is a new 10.2 kilometre rail line from Dutton Park to Bowen Hills, which includes 5.9 kilometres of tunnel under the Brisbane River and CBD. Cross River Rail will deliver four new underground stations at Boggo Road, Woolloongabba, Albert Street and Roma Street, and upgrades to Dutton Park and Exhibition stations.

CIMIC Group CEO, Michael Wright said: “CIMIC Group’s integrated approach to PPP projects is based on our end-to-end capabilities across a project’s life cycle. As Australia’s premier rail infrastructure and services provider, we will finance, design, construct and maintain the new tunnels and rail stations, in partnership with the State Government, to deliver world-class rail assets and services for South East Queensland.”

Q&A: Helen Stark, Senior Project Officer at Aboriginal Affairs NSW

Helen Stark is an experienced Senior Project Officer with extensive policy and project management experience. Over the last ten years, Helen has worked in a variety of senior project and policy roles in Government across Health, Education and Aboriginal Affairs.

Helen took the time to sit down with us as part of our 10×10 Series to discuss her career, personal insights, and future industry trends.

1. Tell us about your career, and how you got started in the Government sector?

I fell into my career in government. I am a qualified pharmacist with an MBA and I spent my first 15 years working in pharmacy and in the private sector in advertising, multi-media, market research, and product management. I initially started working in government as a Project Officer in 2006, this was a part-time job share role that provided the flexibility I needed as my daughter was young at the time as well as being really interesting.

2. How has the sector changed since then?

The changes happening in government parallel what’s happening in the broader economy and in society.

Online services are improving the way governments communicate, engage with and serve their citizens. At the same time, digital is also transforming internal operations within agencies and departments.

3. What is the latest project or development that’s made you take notice?

The Service NSW website. This site connects NSW citizens with a range of essential government services and delivers meaningful value by enabling a range of online transactions, such as license renewals, all in one place. It is the largest Salesforce communities project in the world.

4. Based on your experience, what do you think will happen within the sector over the next five years?

The move to online government services will continue, demonstrated recently with the newly formed Department of Customer Service (a combination of the NSW’s customer service and IT functions). There will also be a greater imperative for collaboration across different government departments and data sharing, in an effort to improve the delivery of customer services and to address societal issues.

5. How important is diversity in the workplace and do you have any advice for employers?

“There are 7 billion people in the world. Everyone has a different history, a different story, and different life experiences. The inclusion of diverse views allows organisations to hear and respond to those opinions and life experiences.”

6. What are some of the biggest challenges you have faced in your current role?

When you do contract work there is a need to get across the project requirements and add value fairly quickly so you need to actively seek out information, opportunities and people you can collaborate with. In this particular role at Aboriginal Affairs I also needed to build my cultural understanding of Aboriginal people and the challenges Aboriginal people can face in the areas of education and employment. I’ve learned a lot and I’m very grateful for the experience.

7. How did you overcome the above challenges?

I work with a great Aboriginal project team and I have attended a number of cultural awareness programs as part of my role here. I’m still learning new things every day.

8. How do you continue to improve your knowledge and skills at work?

As well as the professional development opportunities I get at work I also do online learning on www.EdX.org which offers high-quality courses from leading universities for free or relatively low cost. I am also doing a bit of work with Salesforce as part of my current role. Salesforce CRM applications are being implemented widely across NSW government and the company has an excellent, free online learning platform called Trailhead available at https://trailhead.salesforce.com/en/home

9. What is the most important characteristic a Senior Project Officer needs to be successful?

Although the role of Senior Project Officer in government is very broad, there are a set of core competencies required of all government roles.

“If I had to pick one I would say the ability to communicate effectively with internal staff and external stakeholders. Also, more and more you need to be able to solve problems creatively, to be curious and adaptable.

When I started in my first government role I had a great manager and mentor. We worked together on a five-year national project and I learned a lot from her about producing high-quality work and the virtues of being patient and persistent.

$170 Million Mixed-Use Transformation of Sydney’s MLC Centre

Dexus has begun construction on a new $170 million mixed-use retail and dining project at the MLC tower in Sydney’s CBD.

With over 6,000 square metres of new and improved space across four levels, the new offering will feature retail, commercial and cultural spaces as well as a new tower entrance from Castlereagh Street, improving connectivity for workers and visitors.

The redevelopment also includes a revival of the Theatre Royal , with Dexus entering into a 45-year lease with the NSW Government. The 1110-seat theatre in King Street has been closed for about three years.

Dexus chief executive Darren Steinberg said: “We value the contribution from the NSW State government to assist in reopening the theatre which will improve the amenity in the precinct and add to Sydney’s night-time economy” .

The project partners include Probuild as the builder, Woods Bagot will be the architect and Harry Seidler and Associates will provide the peer review.

Penelope Seidler, director of Harry Seidler and Associates, said, “I am so excited about the design of the new works proposed for the MLC Centre. The integrity of Harry’s original architecture is to be re-established and contrasted with new geometries of internally illuminated glass. The MLC Centre will become the glowing core of the centre of Sydney.”

The revival of the MLC happens at the same time the new Martin Place metro station is undergoing construction. Set to “reimagine” public transport, the $380 million development will also include two new commercial towers.

The MLC redevelopment is expected to be completed by the end of 2021.

Multiplex Named For Brisbane’s Biggest Tourism Project

Multiplex has been named the preferred contractor for the transformational construction works of the $3.6bn Queen’s Wharf Brisbane Integrated Resort Development. The $3.6 billion entertainment and lifestyle precinct covers more than 26 hectares and is being delivered by joint venture Destination Brisbane Consortium .

Destination Brisbane Consortium Project Director Simon Crooks said the contract still required finalisation and remained subject to board approval and state government endorsement, with initial works to start within months.

“The works that Multiplex will deliver include the shell and core works covering the basement, base services, tower structures and the façade of the main integrated resort,” said Crooks.

With a diverse range of premium dining, shopping, entertainment, and accommodation options, Queen’s Wharf is expected to attract 1.39 million additional tourists each year.

Once operational it will also create as many as 10,000 jobs with Premier Annastacia Palaszczuk commenting that the appointment of Multiplex as the “preferred tenderer” was a major milestone for Queensland tourism industry.

“Our priority is jobs and this project provides thousands – in construction and in operating this city changing development,” the Premier said.

Initial works are set to begin within months on the resort’s podium, its Sky Deck and its hotel towers. Completion of the first stage of the Integrated Resort Development is expected in late 2022.

10 Tips for Handling Stress At Work

Workplace stress is stress relating to our jobs often stemming from unexpected responsibilities and pressures that do not align with a person’s knowledge, skills, or expectations. Sound familiar? Most of us will have experienced this at some point in our careers and at times it is unavoidable. However, the tips below, provided by Access EAP and some of our team should help next time occupational stress begins to interfere with your productivity and performance.

1. Work out your priorities

Write them down each morning, rank them and take one thing at a time. Include the important people in your life as priorities and attend to these relationships. Make tasks achievable.

2. Practice saying ‘no”
If you feel overloaded, think hard before committing to other people’s expectations. Talk this over with someone you trust. Practice saying “Not immediately, but next hour/day/week/month” to buy yourself time.

3. Accept that change is a part of life
Make allowances for the fact that stress can make you more sensitive in reacting to others. Discuss your feelings with the person responsible for your agitation. If it’s impossible to talk it out, do some physical activity at the end of the working day to relieve tensions.

4. Don ’t dwell on the past
Feelings of guilt, remorse and regret cannot change the past, they sap your energy and make the present difficult. Make an effort to do something to change your mood when you feel yourself drifting into regrets about past actions (e.g activity you enjoy). Learn from it and have strategies in place for next time. Learn to forgive yourself.

5. Priorities relaxation and exercise
Set aside time each day for recreation and exercise. These are not optional extras for handling stress, they are essential. Gentle exercises such as walking, swimming, cycling, meditation, yoga, dance and even hobbies are all excellent. Find what suits you best.

6. Don ’t let people rush you
Allow extra time for the unexpected, slow down your pace, slow down your breathing. If you are frantic, you actually reduce your efficiency at work.

7. Identify your stress situations
Make a list of events that leave you emotionally drained, with ways to reduce the stress for each. When they occur, use them as an opportunity to practise stress relief. Keep notes on what works.

8. Learn to “reframe ” statements
It is a waste of time and energy to be over-sensitive to imagined insults, innuendo or sarcasm. Give people the benefit of the doubt. Talk over the situation with someone. They may have another spin on what was said.

9. Practice Mindfulness
This is where you let your frantic thinking be put aside and notice the present moment, without making any judgments, good or bad. Try this; pause for a moment, look around and notice five things you can see. Name them. Notice five things you can hear. Name them. Notice five things you can feel in contact with your body. Name them.

10. Enjoy Circuit Breakers
Reduce stress by taking breaks, talk to someone, have a bath, have a massage, laugh regularly, read for pleasure or even learn something new (language/musical instrument etc).

Parramatta Square Tower Secures Anchor Tenant

The heart of Sydney’s second CBD, Parramatta Square, has secured Property NSW as an anchor tenant for the iconic tower. The NSW Government has agreed to a lease up to 43,800 square metres of office space, with a 12-year term and two further five-year options.

Developed by Walker Corporation and designed by architectural firm Johnson Pilton Walker (JPW), Towers 6 and 8 will stand 233 metres tall, providing unrivaled views ranging from Sydney’s Eastern CBD to the Blue Mountains. With three-hectares of land featuring office space, retail tenancies, restaurants, bars, cafes, and public spaces, the 2.7 billion Paramatta project is one of the largest urban renewal projects in Australia. Designed to accommodate the dreams of a growing city, Parramatta Square will feature four major towers.

Towers 3 and 4 are fully pre-committed, with tenants including National Australia Bank and the NSW government secured in an earlier tender. Towers 6 and 8 are now 75 percent pre-leased.

“We expect to experience a strong flow of pre-leases off the back of the two anchor tenants signing long-term leases in the project, which is one of the largest urban renewal projects in the country and will see Parramatta city rival Sydney’s CBD in terms of amenity and high-quality commercial space”, Mr. Walker said.

Upon completion, the towers will provide a workplace for 23,500 people as well as boasting public spaces to be enjoyed by everyone.

Tower 4 is expected to be completed in November 2019, with the whole project due for completion in 2022.

Q&A: Patrick Wright, Project Director at Johnstaff Projects

Patrick Wright is a Project Director with a career spanning 20 years. Having worked with leading International Property and Construction Management companies, Patrick is currently with Johnstaff , a diverse management and delivery practice in Sydney.

Patrick took time to sit down with us as part of our 10×10 Series to discuss his career, personal insights and future industry trends.

1. Tell us about your career, and how you got started in the Real Estate sector?
I started working for Chesterton International in the west end of London in early 2000 as an Asset Manager looking after pension fund property portfolios. Chesterton International were advocates in the value of RICS general practice surveying and we were rotated every few months through all departments including Building Surveying and Quantity Surveying.

2. How has the sector changed since then?
Similar to most other industries, the impact of technology has transformed the sector. These days you are expected to cover so much more ground, and projects, in the same amount of time.

3. What is the latest project or development that’s made you take notice?
I am a generalist in terms of project experience but have spent the best part of four years working in the NSW Registered Clubs sector and the re-development of Canterbury League Club . I was also fortunate to work alongside a team delivering the re-development of Harbord Diggers.

4. Based on your experience, what do you think will happen within the sector over the next five years?
Although I was raised in the UK, I am a big believer in the fundamentals and culture of Australia since the day I arrived. We are living in a highly desirable location and it will remain so for people wishing to call this country home. I can only see further growth in the size and complexity of projects. Sustainable practices will also increase as we try to mitigate the human impacts on the planet.

5. How important is diversity in the workplace and do you have any advice for employers?
Wherever I have worked regardless of the size of the business, taking a familial approach always seems to produce the best results. Families look after one another no matter the circumstances and have to learn to respect each other.

6. What are some of the biggest challenges you have faced in your current role?
As part of my role, I have to mentor several people, lead projects through different phases and source a variety of new projects. The constant challenge is communication and changing the means of communication to suit the audience.

Practice makes perfect as they say. I liaise with colleagues, industry peers and try to further educate myself as much as possible. Like many people, presenting to large numbers of people can be daunting but the more you do and the better prepared you are, the better the results.

8. How do you find and retain talented professionals?
Every business would like to source new employees through word of mouth but that is not realistic, particularly in large organisations. I prefer dealing with people on an exclusive basis; where I can I like to give one Recruitment firm a brief and let them run with it.

9. What is the most important characteristic a Project Director needs to be successful?
Approachable!

10. Tell us about someone you admire and why…
My Dad as he’s always done it his way and you have to admire his self-belief.

Five New Bridges for Brisbane

Chandler ward councillor Adrian Schrinner will be sworn in as Brisbane’s lord mayor today – and is promising a whole new vision for the city.

The objective is a cleaner, greener Brisbane with part of the plan including five new public transport and pedestrian bridges over the Brisbane river.

Expressing his Lord Mayoralty intentions, Schrinner said “I am announcing a plan for five new green bridges to help reduce traffic congestion and dramatically improve Brisbane’s cross-river connectivity.”

“I’m also going to be a Lord Mayor who champions extra parks for Brisbane and works to increase our green space. I plan to spearhead the biggest investment in parks and green space our city has ever seen.”

THE BRIDGES

The new bridges will cost at least $550 million, with the council contributing at least two-thirds of the cost. They are scheduled for completion in 2020.

Between now and a target date of 2025, Brisbane city is being transformed by major construction projects worth about $46 Billion. From waterfront precincts, to railways, tunnels, entertainment venues, hotels, runways and more, the list of major infrastructure and construction projects is breathtaking. This will create thousands of specialist jobs during the construction phase, something Capstone is proud to be involved with.

LinkedIn reveals where Australians want to work in 2019

LinkedIn has released its “top companies to work for” list for 2019. These 25 companies are the most sought after employers in Australia, that have successfully created companies and employer brands that resonate with job seekers.

The list looks at four main pillars: interest in the company, engagement with the company’s employees, job demand and employee retention. Congratulations to all of the featured employers.
The list excludes LinkedIn and Microsoft as well as all non-profits, staffing and recruiting firms, educational and governmental institutions. To be eligible, companies must have had at least 500 employees and demonstrate flat or positive growth. Here are the top 25 to work for in Australia.

1. Westpac Group
Westpac is Australia’s first and oldest bank and is one of Australia’s “big four” banks. The Westpac vision has been to be one of the world’s greatest service companies helping their customers, communities, and people to prosper and grow. They offer a range of benefits including free nutrition advice, free employee counseling and coaching service for employees and their family, access to wellbeing resources, training and development.

2. National Australia Bank
NAB believes in people with ideas and dreams and wants its employees to achieve their aspirations. NAB headquarters is in Melbourne and offer many health & insurance benefits, training programs and graduate career options.

3. Australia and New Zealand Bank
More commonly known as ANZ, the company employs more than 50,000 staff across its headquarters in Melbourne and internationally. Employee benefits include discounts or deals on banking, gym memberships, health insurance, internet plans and car finance.

Ranked second in LinkedIn’s 2018 list, Australia’s multinational bank has policies around gender equality. At latest count, women made up almost 58 percent of the workforce, with 44 percent at manager level and above.

Dexus record deal for Collins St Precint

Today it was announced that Dexus is undertaking exclusive due diligence Melbourne’s dynamic and multi-purpose 80 Collins Street owned by Queensland Investment Company, QIC . The investment which is said to be worth at least $1.3 billion is the largest single transaction in Melbourne’s commercial property market in recent times.

“80 Collins represents a once-in-a-generation opportunity for us to create a multi-purpose place of lasting appeal because office space in the top end of the market is scarce,” said the acting managing director of QIC Global Real Estate, David Asplin.

The mixed-use precint includes a 52-storey tower, a 39-storey tower in development that has already attracted 50% pre-commitments, a retail complex and a hotel.

Overlooking the Royal Botanic Gardens, the tower has been designed to achieve a 5-star NABERS energy rating and a 6-star Green Star office design rating.

Property Council of Australia’s 500 Women in Property 2019

We are proud to announce that Capstone’s Nicole Harding has been selected as one of the Property Council of Australia ’s 500 Women in Property for the 2019 program. 500 WIP provides a platform for women in the property industry to network and build strong relationships that could help in the development of their careers.

Nicole is a Consultant in the Property & Development team since joining Capstone in 2017 and focusses primarily on Program and Project Management roles within the private sector. Having moved from our Melbourne office to join the Sydney team, Nicole understands the importance of building up a professional network,

“It was a little overwhelming initially having to grow a career in a new City. It made me push myself to interact with as many people in the property industry as possible, in order to build up my network”

Speaking on her participation with the 500 WIP program, Nicole also expressed her gratitude for being selected as one of the 1,100 nominations, “I feel incredibly lucky to be given this opportunity to be a part of the 500 Women in Property program and I can’t wait to be inspired by the other women in the industry”.

The program was established by the Property Council of Australia in 2016 with a target to support 100 women across the country build their networks and knowledge. In 2017 the demand for the program grew significantly with an intake of 500 sponsors and 500 participants across the country. As a result, the Property Council re-branded the initiative 500 Women in Property to reflect its achievement and ongoing aspiration for this important program and this year saw 1,100 nominations to the program.

Nicole is joined by Capstone’s Sally Virgona who will act as her sponsor for the program. Sally was a founding member and Associate Director at Capstone with over a decade of contingent and search recruitment experience across the Asia Pacific Property sector. Having been based in Sydney, Singapore and Hong Kong, Sally helped launch the Capstone business in Hong Kong as the HQ for Asia.

Mirvac’s EY Centre wins Building Performance Award

The EY Centre at 200 George Street in Sydney has received the prestigious International Project of the Year award at the Chartered Institution of Building Services Engineers (CIBSE) Performance Awards.

The 33-floor office tower developed by Mirvac has sustainability at its heart and has set benchmarks for the industry with multiple Green Star ratings as well as a 5.5 Star NABERS Energy rating.

The award recognises the contributions and commitments made to achieve excellence in functionality and sustainability. Describing the scheme as “an exemplary project” the judges praised the “truly holistic approach to building performance and wellbeing”.

Q&A: Jenny Jones on Balancing Motherhood and Business

The theme for International Women’s Day this year is “Balance for Better” which officially takes place on Friday 8 March and calls for a more gender-balanced world. In the lead up to the day, Jenny Jones took the time to sit down with us and talk about balancing motherhood and business.

Jenny’s career at Capstone started in 2013, joining as an inaugural team member of the Melbourne office she is now Associate Director of Property & Development, Victoria. With over 15 years of property specific recruitment experience, Jenny has a wealth of knowledge across multiple disciplines spanning property and development. In this Q&A Jenny discusses re-entering the workforce after having 3 children, challenges faced and transferable skills honed as a mother.

1. Have you been able to achieve work-life balance?

I don’t know many people that would be able to confidently say yes to that question. I think like myself, most people are in a constant state of limbo somewhere between the two. Trying to keep the equilibrium can be challenging! The important thing is to be able to recognise when the balance isn’t there and you become too weighted to one and to take a slight step back and try to put things in place to rectify it.

2. How do you try to manage work and life well?

I wanted to continue having a successful career when I decided to have three children. It was equally important to make sure I enjoyed the whole process of having a baby and knew that in order to keep the balance I would need support. As we don’t have family locally, we decided to take on a live-in au pair which enables both my husband and I to be a bit more flexible with our hours.

3. What advice would you give women who are re-entering the workforce after having a baby?

Try not to worry about it too much! I know I did, particularly with my first. I questioned my ability and if I could still hold an adult conversation. Your vocabulary feels like it’s halved in the time you have been off work! However, the truth be told I actually felt more confident having had children, you have so many more life skills which make you a more rounded, efficient and more understanding person.

One thing I would say however is don’t settle. When I was on maternity leave after my first child I was anxious about going back to work, I questioned my value, I didn’t think the work environment could give me the flexibility I needed. I knew I didn’t want to spend time away from my son for a job I wasn’t passionate about. I put my concerns aside about my ability and joined Capstone while I was on maternity leave, helping them establish the Melbourne office in 2013. It was a risk and quite high pressure but it massively paid off. There are not many days I don’t enjoy going to work, I love the people I work with and I feel proud to work for such an engaging and high performing business.

4. What are the most important strengths mothers bring to a business?
Having returned from maternity leave I can compartmentalise things better than before. I am aware that while my job is important, I don’t overanalyse things as much as I once did or get overwhelmed in situations as easily. I am more confident in my ability and recognise where I can add value. I think being a mother has a number of transferable skills, one of which is time management. Coming back to work I feel like even though I have less time, I am far more productive. Which is ultimately positive for me and the business.

5. Who inspires you and why?
My mum is one of my main inspirations; she was a stay at home mum with three kids and it’s only now, having had kids myself that I realise how selfless she was and what a tough job that would have been!

Young Industry Leaders Event Partnered by Capstone

Members of the Property Council of Australia came together for the annual Future Directions Lawn Bowls tournament yesterday. The event was held at the City of Melbourne Bowls Club at Flagstaff Gardens and consisted of 57 teams.

Future Directions is a well-established networking group for emerging leaders within the property industry and advocates for the future leaders of the industry. The group strengthens the future of the property industry and allows emerging leaders the opportunity to get ahead and pave a pathway to becoming a more significant player with the Property Council and the industry as a whole.

The evening provided a forum for young industry leaders from the Property sector to meet new peers going through the same professional growth phase and to further develop professional skill sets in an open and positive environment. Kathy Le-Ung , Consultant at Capstone addressed the attendees on the night, thanking the event organisers for such a successful evening, as well as presenting the prize to the winners.

AMP secure key Quay Quarter tower tenant

AMP’s visionary Quay Quarter Tower will become the new headquarters for Deloitte Australia. Taking on a 10-year lease, the accounting firm will have over approximately 32,000 square meters in Quay Quarter at Circular Quay.

The 200-meters tall tower will sit within Sydney’s most dynamic new neighborhood and is finely tuned towards wellness, connectivity and technology. Its vertical villages will feature more than one acre of green space, including landscaped sky park and terraces.

Global Head of Real Estate Carmel Hourigan said that this was another significant achievement for the landmark development and testament to the team’s strong customer focus to deliver sustainable outcomes for investors.

“I am thrilled Deloitte will be establishing their Australian headquarters in Quay Quarter Tower, in our unique Quay Quarter Sydney precinct at the gateway to Sydney.”

Construction of the tower by Multiplex is on schedule for completion in early 2022.

Progressive Development to Span Whole City Block

Not without its controversies, 80 Ann Street is establishing itself as one of Brisbane’s most discussed developments. With Suncorp having announced that it will take close to 40,000 sqm in this $800 million Mirvac tower, it also hosts one of the city’s largest leasing deals in more than a decade.

The Design

Designed by Woods Bagot, the commercial building will span one whole city block and plans to connect Turbot and Ann Streets via new cross block linkages.

This sophisticated 32-story office building both pays tribute to the local history and provides a progressive solution for the city’s subtropical climate. Fashioned as a tower-on-podium, it will be built within a historical business district and house the heritage-listed Turbot Street Fruit Market within its street-level-floors. Taking cues from the early 20th-century site’s original roof form, the 5,500 sqm area designated for retail and studio spaces protects the authentic edifice and mitigates wind and rain with a glazed canopy. The podium is publicly accessible from three different points and includes indoor landscaping to alleviate pedestrian traffic and create a friendly environment.

The Tower

The tower is conceived as a vertical community with two parallel volumes connected by atriums and outdoor terraces. The design embraces the climate by allowing cooling breezes inside with operable windows and natural air ventilation systems. So that employees are comfortable, a double-glazed treatment was integrated into its exterior to ward off the harsh sun. Companies that inhabit floors with access to internal green spaces can also create an indoor-outdoor environment when weather allows.

Both the tower and podium have enhanced setbacks to increase the amount of natural light that penetrates the internal floor space and is aiming for a 6 Star Green Star rating.

The Business

With the Suncorp deal in place and an announcement to the ASX, Mirvac said that it had entered into an agreement to sell 50 per cent of the tower to British fund manager M&G Property’s Asian property fund. The deal, worth $418 million on a 5 per cent cap rate, will see M&G fund 50 per cent of the construction and development costs of the tower.

Now that a major tenant has been secured, Mirvac has exercised a put-and-call option with Singaporean developer Wee Hur for $79 million for the 5,500 sqm site. Wee Hur had previously received a permit for a 36-storey student accommodation tower on the site.

The Suncorp lease was fiercely sought-after, with Mirvac beating out Charter Hall and Investa’s 360 Queen Street and ISPT’s Regent Tower for the lease. Suncorp will take up 66 per cent of the tower – 39,600sq m – for a 10-year term and move into its new Brisbane location by September 2022.

The Interstate Migration Capital

With Brisbane to be transformed by a diverse range of major infrastructure projects worth about $46 Billion over the next 6 years, there is a sense of positivity in the air. Not only will these construction projects create thousands of jobs during the construction phase, it will have a lasting on-going positive effect on the city and South Queensland well into the future.

This new-found economic optimism (and a comparatively resilient and affordable housing market) is already creating an influx of southerners north. According to the Australian Bureau of Statistics, Queensland has overtaken Victoria to become the nation’s interstate migration capital. ABS demography director Anthony Grubb has commented that 2018 was the first time in four years that Queensland has overtaken Victoria in terms of net interstate movement. He also noted that the most common move between states was from New South Wales to Queensland, with 52,000 people making the move North.

10 Ways Managers Can Earn The Trust Of Their Teams

We are always taught that we have to first earn someone’s trust. That in order to gain responsibility we need to prove our ‘trustworthyness’ to those above; from an early age our teachers and then predominately, employers. But trust is a two way street. Great leaders enjoy the trust of their teams and in return bring out the very best in them. But as managers, how do we build that trust, what are the secrets? We canvassed successful managers and collated a top ten list of ways you can build trust with your team.

1. SHOW THEM THE PLAN

Knowing the bigger picture helps your team members understand the importance of their contribution and how it fits into ‘the grand plan’. Without it employees can only guess about final outcomes, and your relationship with them becomes very transactional at best, and fraught with stress and disillusionment at worst.

2. DELEGATE!

When you delegate a task or a project you need to rely on each other, creating an important circle of trust. If you’re a micro-manager (and most of us are to some degree), pick a low risk task to start and then build up from there. But once you’ve delegated a project, remember the age old advice… leave them alone to do it! You can always schedule a review at the end. If it’s successful build on it, if not question why and start again. But for all concerned your trust investment will reap dividends.

As an additional note, by delegating you’ll be better able to identify future leaders within your team, giving you the opportunity to mentor, and further develop their skills. Industry heavyweights and thought leaders Mirvac include this as a fundamental part of their Intern Program for ‘developing young people into future leaders’.

3. SET CLEAR EXPECTATIONS

Being clear in your expectations ensures that all concerned understand what’s required of them. Without it you can lead your team into a spiral of disappointment and confusion, severely eroding trust along the way. The success of any team is dependent on them being able to meet and hopefully surpass expectations… which is impossible unless you know what they are!

4. CATCHUP REGULARLY

Communication is the key to any successful relationship, one on one and within teams. A regular, scheduled catchup allows for the opportunity to give and receive feedback (yes receive) and better align individuals with team objectives. It’s imperative to create an environment where team members can give feedback on a wide range of topic, including your own performance. Which leads to our next tip…

5. ACTIVELY LISTEN

It’s one thing to create an environment where team members can speak freely, it’s whole different enchilada letting them know they’ve been heard. The ability to actively listen creates strong social connection and is one of the main ways build a deep sense of trust. Here’s a great approach you can use in your catch-up meetings, ask open-ended questions … ones that start with how, what and why. Richard Branson regards the ability to actively listen as one of his top three leadership principles.

6. BE HONEST & BE CONSISTENT WITH IT

Even when the truth is painful, honesty is the best policy. It has been proven in many studies, that by embracing an open and honest approach organisations enjoy increased productivity and performance. Giving credit when it’s due and admitting when mistakes have been made, both help create a sense of trust. Not all news is good news, but teams work better together in an honest and open environment rather than one that is secretive and guarded. Honesty helps builds respect and gives a solid foundation to work from.

Here’s a word thrown around a lot. Integrity. But you can only build integrity by being as good as your word. All of the time. It’s this consistent approach to honesty and being a ‘straight shooter’, which build trust and respect, and allows teams to thrive.

7. ACKNOWLEDGE EXCELLENT WORK

From an early age we are programmed to seek validation of our efforts from those above, and as we move through our careers we still hope to be acknowledged for a job well-done. When a team member achieves success, acknowledging them lifts everyone up.

8. BE AS OPEN AS YOUR DOOR

As a manager, being open about yourself is important when developing a successful team environment. Creating social connection helps build two way trust with your team and can be achieved in many ways; from corporate events through to shared social experiences. An open door policy is important. Your team needs to understand they can come to you and trust you to listen and help if required.

Senior Capstone Recruitment Specialist Charlie Wright is a big believer that having an open door policy is an important factor in building trust.

“Take the time to learn about your employees and what is important to them in their personal lives. Let them know they can come to you whenever they want, it will make those difficult conversations much easier and will ensure things are spoken about initially before they build up.”

9. WORKING TO THEIR STRENGTHS

If you’ve implemented most of the above tips, then you’ll be aware of each team member’s strengths, and what sort of projects they love and what they don’t. By playing to these strengths and preferences, especially when delegating projects, team members will be better engaged, work harder and will care more about their work.

10. LEAD BY EXAMPLE

“Most people will want to work hard for a manager who they see working hard. Never expect your employees to do something that you wouldn’t do.”

This is the advice that Charlie Wright gives to managers that he represents. Do you inspire people to follow your lead? If the answer is no, consider revaluating your current formula. Are you leveling up your leadership skills to the best of your ability?

EPILOGUE – RESPECT & TRUST YOUR EMPLOYEES

Andrew Phillips , Director of Construction & Development at Capstone has the final word, here’s his advice;

“I would say the manager displaying trust in their team first is the best way they can enjoy the same in return. Don’t micro-manage and g ive them enough space to do their job and they will do it well. If they have a personal leave day, let it pass without asking too many questions. Display trust if they are working remotely or need to leave early, they will generally be happier and for that will repay in kind the trust you give them.”

10×10 Interview with Alison Fortuna

Welcome to the second of our monthly interview series called ’10×10′. Ten questions presented to ten specialist recruiters. Our interview this month is with Alison Fortuna.

Based in our Sydney office, Alison Fortuna is a Property & infrastructure recruitment specialist working predominately with public sector and Government clients. Ali took time to sit down with us as part of our 10×10 Series to discuss recruitment, her career, personal insights and future industry trends.

1. Tell us about your career, and how you got started in the recruitment industry?

I started my career young, at just 17, working in real estate in my home city of Canberra. After several happy years I did what many locals do and joined the Public Service. My Government career saw me work in various roles within Safe Work Australia, including their Property, Secretariat and Governance, and Contracts and Procurement Departments. Working in government was great, but Sydney was calling me.

I have to be honest, starting a career in recruitment wasn’t planned. When I moved to Sydney I applied for a Property Management role, but the recruitment company seeing my career and love of interacting with people, instead offered me a job. It was a leap of faith, but an amazing one and I haven’t looked back!

2. How has the recruiting process changed since those early days?

In my time I have seen recruitment evolve from being very transactional, to one that requires a more collaborative and longer-term approach. To succeed in recruitment today it’s all about developing relationships and partnering with our clients.

3. What is the latest recruitment trend that’s made you take notice?

Candidate sourcing is really evolving. Gone are the days where recruiters can sit back and be reactive, relying on applicants coming through from job boards such as Seek. To be successful and effective today, you need to implement a more pro-active and varied approach to source and then meet the best candidates.

4. Based on your experience, what do you think will happen within recruitment over the next five years?

I think technology will continue to evolve and will provide us with further opportunities to manage our recruitment processes more effectively, creating more time for us to focus on the human aspect. Moving forward, recruitment will be more about partnerships and collaboration with our clients, and long-term career guidance for job seekers.

5. How important is diversity in the workplace and do you have any advice for employers?

This is an easy one. A diverse team is more representative of your customer base. To truly understand what they need, businesses need teams with a diverse range of opinions and experience, which all helps improve decision making, problem solving and ultimately your offering.

6. Not all recruitment companies are the same, so what questions should a client ask when choosing one?

It’s important to partner with a company that shares the same values and to ensure that the recruiters’ approach is aligned with yours. Find out how they source their candidates; whether they rely on job boards, or utilise a more people focused and diverse strategy. It’s also important to partner with a company that has specialist consultants within the area you a looking to grow. They will have an existing network in that field and can open conversations with potential candidates with ease.

7. How do you source candidates for specific roles, and do you have any advice for those seeking to further their careers?

According to the latest stats from the ABS (August 2018), there is 1 job seeker to every 15.79 jobs, as such sourcing must be both proactive and multi-channel. The best way to achieve success is to utilise a wide industry network (which takes time to build) and a current database, as well employing active sourcing via digital platforms such as LinkedIn and Seek Premium Talent Search.

I would advise job seekers to ensure their LinkedIn profile is up to date, relevant and highlights their achievements and key responsibilities. LinkedIn has 467 million active users worldwide and is set to remain the most powerful professional platform. Build your network! When making connections on LinkedIn, focus on quality and relevance, as opposed to how many you can collect.

8. How do you measure success?

Success is different to everyone. To me it means enjoying what I do, at the same time helping everyone (the Capstone team, our clients and candidates) achieve their goals. For me success is also about being able to spend quality time with friends and the people I love, and having the financial freedom to choose the life I want to live.

9. What do you consider the most rewarding aspect about your job?

I love being able to help people plan and choose the next step in their career. To help build successful teams and know I’ve been an integral part of that process. We work with peoples’ futures, their happiness, their dreams and aspirations. It’s an amazing job!

10. Tell us about someone you admire and why.

Captain Starlight! Capstone has recently partnered with the Starlight Foundation and as a result we were invited to visit the new Starlight Express room at Sydney Children’s hospital. We saw first-hand the incredible and tireless work they do giving sick kids and their families a break from the relentless cycle of medical treatments and procedures. 10×10 – Interview with Jon Isaac

Welcome to the first in our monthly interview series called 10×10. Ten questions presented to ten specialist recruiters. Our first interview is with recent UK import Jon Isaac.

Based in our Melbourne office, Jon Isaac recently moved to Australia after a successful recruitment career within London’s highly competitive financial services market. Jon took time to sit down with us as part of our 10×10 Series to discuss recruitment, his career, personal insights and future industry trends.

1. How did you get started in the recruitment industry?
I started my career working in IT Sales. It was financially rewarding, but I knew I wasn’t being challenged in the role. I needed a career that was sales focused, but at the same time would enable me to develop new skills and offer opportunity for progression. A good friend of mine who understood the situation introduced me to a contact working within Recruitment and after he explained the industry to me, it sounded exactly like the type of career I was looking for. I did my own research and started my first recruiting role just a couple of months later.

2. How has the recruiting process changed since those early days?

It’s very different now, especially with more and more companies using online portals to upload candidate applications. With this increased digitisation of the recruitment process, it’s becoming very important to offer a value add service, over and above simply supplying CVs.  Consultation, market information and salary benchmarking are all services an agency needs to be able to offer to both clients and candidates alike.

3. What is the latest recruitment trend that’s made you take notice?

In a drive to cut costs, we’ve seen a dramatic increase in the number of companies seeking to recruit roles themselves. In many cases those organsiations advertise positions via generic digital platforms and then attempt to field the responses internally. Though these talent acquisition/Internal recruitment teams are becoming more prevalent, the results are at best time consuming and at worst unsuccessful. I believe there is opportunity for motivated recruiters to provide specialist and cost effective recruitment solutions, both now and into the future.

4. Based on your international experience, what do you think will happen within recruitment over the next five years?

Increasingly technology is playing a bigger part in the recruitment process. We’re already seeing an increase in the number of candidates accessing recruitment content via mobile applications. Whether it’s searching social media sites (such as LinkedIn), accessing job boards, downloading role specs and uploading CVs, technology has allowed the recruitment process to be conducted on the move and at pace. I also believe that in future, social media profiles and video resumes could go a long way in potentially replacing the traditional CV.

5. Not all recruitment companies are the same, so what questions should a client ask when choosing one?

It’s very important that you are fully informed about the recruitment firm you are about to engage. Primarily you need to ask whether their values, methodology and culture aligns with your own. If not it could be an uphill battle even on the most basic interactions. I always think it’s telling how the recruitment firm goes about hiring and attracting their own staff, and what training and or ongoing support they offer them. Knowing about the recruitment company’s own hiring and retention process gives an indication of the type and level of service you can expect them to supply their clients.

6. How do you source candidates, and do you have any advice for those seeking to further their careers?

I use a variety of mediums when seeking to fill a role including; social media sites (to target both active and passive job seekers), our internal database (which is vast and current), job boards when appropriate, but most of all it’s about our network. A good recruiter builds a network of contacts within their area of specialisation. That network includes job seekers, clients, industry associations, colleagues and effectively anyone within the industry they recruit for. I’ve already established a good network around me, but its something that I’m always seeking to grow.

Those seeking to further their careers should employ a variety of different methods, but perhaps most effective is to make contact with a reputable recruiter and/or agency and ensure they’re aware of who you are and what type of opportunities would interest you.

7. How do you measure success?

It’s a good question! I ask myself three key questions, and ultimately the answer needs to be yes for all of them.

8. What do you consider the most rewarding aspect about your job?

That’s easy. The most rewarding calls to make are the ones where I get to tell a candidate they have received an offer for a role they are genuinely excited about. When I’ve helped a client successfully build their team and/or a talented individual further their career goals, for me that’s a job well done.

9. Tell us about someone you admire.

Richard Branson. When you’re actively involved in hundreds of different companies, organisations and charities across the world, but still look like you’re having more fun than anyone else on the planet, then you’re doing a lot of things right and that’s definitely something to aspire to.

10. Tell us about your move to Australia, what have been the highs and the challenges?

It’s been an incredible past few months and there’s been a lot to learn, but luckily I have great support from the Capstone team and a good network of friends and colleagues around me. It’s been great getting to know this city and the best bit is that I know there is so much yet to discover. The lows? My newly adopted AFL team not making it to the Finals!

You want change? Give it a Nudge

A more diverse and inclusive workplace is a more productive one. And the more productive, the greater the success. This isn’t opinion, it’s just the facts. Here’s the thing, with all the best intentions, changing thought processes and unconscious bias in individuals is incredibly hard. A lofty goal, and one rarely achieved. But rather than relying on the individuals to facilitate their own change, have you considered Inclusion Nudges?

These practical and effective interventions are designed by applying insights from behavioural and social sciences, as well as behavioural economics… don’t zone out just yet as it’s not as complicated as it sounds.

“Inclusion nudges are simply a ‘hack’ and focus on changing the environment to outsmart and interrupt our unconscious biases, rather than just relying on individuals to do this themselves. So at work, it involves tweaking and making adjustments to office organisational policies, processes and practices. Nudging people, rather than just training them, towards more inclusive choices. The bottom line is, it can be a lot easier just to de-bias the environment rather than take on the might of the human mind, with all its complexities and implicit biases. Research shows that training has mixed results and limited success” – Diversity Council of Australia.

‘Inclusion Nudges’ is fast becoming a battle cry for those seeking to implement long term, fundamental change within their organisations and are frustrated with typical approaches.

PRACTICAL & EFFECTIVE

Tinna C. Nielsen, who along with partner Lisa Kepinski is an early innovator of ‘Inclusions Nudging’, gives an example of how practical and effective they can be.

“I needed to engage leaders in combating harassment and unacceptable behaviour in an organisation where I was working.

I collected 40 examples where people had experienced unacceptable behaviour there, anonymised them, wrote all their stories in first person quotes, printed them in speech bubbles and then put them up on the walls of the leadership conference room. I then asked the leaders to read and said ‘your colleagues and employees have something to tell you’. We know from research that social exclusion hurts physically, even when we’re not directly experiencing it ourselves. Empathy is also triggered when we are faced with others experiencing this kind of treatment.

I made a reverse business case, exposing by what percentage the productivity of a team is reduced when one person is treated in this way, as well as how much the person treated like this loses in decision-making power. This helps trigger the loss-aversion bias. We are twice as miserable when we lose something as we are happy when we gain the exact same thing. We are very motivated to avoid losing something.

Ultimately this intervention changed the way these issues were discussed, activated local initiatives and changed individual behaviour”.

500 WIP provides a platform for women in the property industry to network and build strong relationships that could help in the development of their careers. The program was established by the Property Council of Australia in 2016 as 100 Women in Property – with a target to support 100 women across the country build their networks and knowledge. In 2017 the demand for the program grew significantly with an intake of 500 sponsors and 500 participants across the country. As a result, the Property Council re-branded the initiative 500 Women in Property to reflect its achievement and ongoing aspiration for this important program.

Should you tell your manager you have a mental health condition?

Many employees with anxiety or depression question whether or not they should tell their manager. Most of us spend on average a third of our adult life at work. Openly discussing mental health in the workplace should be seen as a good thing as it encourages people to get the support they need earlier.

Research from the UK has found that only 35 per cent of employees feel comfortable telling employers about their mental health. Thirty three per cent worry about damage to their career progression and 23 per cent are concerned that their manager would think less of them.

“A supportive workplace can play a big role in recovery by providing security, social connection, and a sense of purpose. Having a supportive manager has been shown to be the most crucial factor in remaining at work with a mental health condition.” – Beyond Blue

There’s no right or wrong answer when it comes to telling people at work about your mental health condition – everyone’s circumstances are different. As with many big decisions you’ll face in life, this one comes with pros and cons.

What does the law say about it?

There’s no law that suggests you must tell your employer if you have a mental condition – unless there’s a risk to yourself or your colleagues. If you do decide to tell your employer, they have a legal responsibility to maintain your privacy, protect you from discrimination and make changes in the workplace to support you.

So, before you make your decision, here some questions to ask yourself;

Things you need to prepare for a Video interview

When is a video interview appropriate?

You’ve passed the first stage of the recruitment process, meaning you’re one step closer to your dream job! However, the employer wants to conduct it over video. In our ever-changing landscape of technology, setting a time and location for an interview is more flexible using video telecommunications. Video conferencing is preferable to a phone interview every time, as you can give a better impression of your character.

We have outlined our top tips on video etiquettes, to help you avoid the pitfalls and nail your next interview!

First impressions count
1. Always ensure you have their username prior to the designated meeting time and have sent an invite request to the other person. This way they will be able to accept you as a contact with an appropriate time for a response. You may also want to check that they have received this, as we all know technology can sometimes be a tricky beast! You do not want to be late for your interview, so following these steps should ensure a smoother process. If they do occur remember to handle any technical glitches with grace, you are being interviewed after all.

2. Speaking of usernames & email addresses, make sure yours is professional. First name + last name is always a good option, if that is unavailable you can be a bit more creative with first name + middle initial + last name and so on.

3. Testing the camera ahead of time is important, you can set up a comfortable seating position and be at a suitable distance from the camera, ideally with your head and shoulders in profile. Also, check that there is no glare behind you and that the viewer can see your face clearly.

4. Endeavor to be in a room where there will not be anything distracting in the background such as other people, or loud noise. Have headphones handy in case there are any problems with the interviewers not being able to hear you clearly.

5. Make eye contact! This one is easy to forget as you will naturally look at the face/s on your screen, however, be mindful of the camera position and try to address some of your answers to this. Try to occasionally look at the camera whilst the person is talking, as well as when you are – this will create a more personal tone.

6. Finally, ensure that you dress as you would for a face to face interview – no pajamas!

Appointment of Maria Sykes, Non-Executive Director

Capstone is pleased to announce the appointment of Maria Sykes to the Board as Non-Executive Director.

Maria brings with her a wealth of directly relevant experience gained from Executive and Board appointments held in Sydney, London and New York. Maria has operated extensively in Capstone’s core markets of Infrastructure and real estate and has been responsible for the design, development and management of some of the most iconic destinations in the world including the Sydney Opera House precinct, the Empire State Building and One World Trade Centre. Maria was also recently the COO of the NRL’s Rugby League World Cup and led the Women’s Rugby League World Cup.

“I am very excited to join Capstone, it has an excellent culture and a well-earned reputation built on integrity, professionalism and inclusion. We have a very similar view of the world and I am looking forward to helping ensure its continued growth and success.” Maria remarked during an interview this month.

Property Industry Now Australia’s Biggest Employer

The property industry now employs more people than any other sector in NSW, according to new analysis by AEC Group released today. Creating more than 390,000 jobs, property has overtaken health care and social assistance as the biggest direct contributor to employment in NSW by industry. Employment in the property industry grew by 25 per cent from 2013-14 to 2015-16. This mirrors a national trend which shows that nationwide property is now Australia’s biggest employing industry.

The analysis shows that property has also extended its lead as the biggest direct contributor to GSP, totalling $63.4 billion in 2015-16, an increase of $8.9 billion since 2013-14. It has the largest economic footprint of any sector of the NSW economy. The industry contributed approximately $20.9 billion to New South Wales Government tax revenues in 2015-16, 54.1 per cent of the total collected.

The Property Industry is creating jobs & communities

Property Council NSW Executive Director Jane Fitzgerald said the new research shows how vital the industry is to creating jobs and communities.

“Property is now the biggest provider of jobs in New South Wales,” Ms Fitzgerald said. “More than one in four wages rely on our industry directly or indirectly — that’s a huge contribution to the livelihoods of individuals and families across the state. These are white-collar and blue-collar jobs, from high finance to skilled trades, and from construction to the managers of the most sophisticated commercial properties. This data highlights the interlinked benefits of a strong property industry — construction activity not only helps boost supply and take the pressure of house prices, it also creates jobs. Our industry creates assets which are important for every community and helps shape our cities for the future”.

“Property is a broad, solutions-orientated industry. Together, we’re focused on finding the best ways of meeting the challenges our industry is uniquely placed to respond to. Interview Tips & Techniques

Interviews are an essential part of determining if you are the right fit for a company. We’ve compiled some handy tips from our experienced recruitment team.

Clive Brown – Director and Founder

You should enter every interview with the goal of being offered the role, even if you aren’t 100% convinced; it’s easier to turn down the role than regret underperforming. Make sure you practice behavioral questions and answers. Lastly, ask associated and relevant questions as this demonstrates active listening.

Hayden Campbell – Head of Infrastructure

Be yourself – after all that’s who you want them to hire. Ensure you have done the appropriate research on the company – know who they are, read their annual reports, look at their website in detail. Don’t waffle; be to the point with your answers – it demonstrates confidence and conviction.

Jennifer Mason – Candidate Research Manager

I would say most importantly review the Job Description and company website and don’t forget to breathe! Familiarise yourself with the people who you are going in to interview with. Be sure to talk about your achievements in a clear and concise way, providing details of your skills and capabilities of the questions being asked. You should do your research on their company, the projects they are working on and where you could add value to their business, without coming across as arrogant.

John Jannaway – Director of Property

Demonstrate enthusiasm and find the balance of confidence vs. humility, you don’t want to brag but you do need to speak about your achievements and abilities in a self-assured way. Prepare! Who are you meeting? What are their positions? Research the company & team/division – aim to have two relevant pieces of information that can show common ground. It’s important to always leave the meeting having asked at least one or two intelligent questions to your interviewer at the end of the meeting.

Jess Fowler – Candidate Research Manager

Exhibit confidence, interest, and a great attitude! Clients love nothing more than identifying with someone’s eagerness to work with them. Try to focus on your areas of competence in the position description and think of tangible work examples that relate to the job description.

Daniel Gonsalves – Manager – Construction

Research the company as much as possible. I’ll typically send links to their website, projects, news articles before an interview, so make sure you are reading up on these prior to the interview. Gain insight into who you will be meeting, including LinkedIn profiles and ask your recruiter for their interview style which will help you to prepare.
